Went here with my wife for my birthday in june 2011, the guest house is above a Londis shop which set alarm bells ringing but i shouldnt have worried, the guest house is beautifully furnished, our room was boutique style and the breakfasts were fantastic

Room Tip: Higher the better and ask for a bedroom at the back of the property

Stayed here in April. The room was clean and the bathroom large and spotless. However, there was a smell of vomit coming from the rug which was very unpleasant. There were ample choices of items for breakfast. We would stay here again if only for the location.

Travelled in a group of three couples. Good location . Nice breakfast but the double room was tiny compared to the other two rooms that we had booked

Room Tip: Room 3 is classed as a double but is tiny

great location, very close to the center of york, near the museums ect a short walk from the train station. found our room clean and substantial also a good size for the two of us. A range of choice at breakfast. Recommend take your own hair dryer, its not the best hair dryer but does the job eventually. We would stay here again if we came back to visit.

Firstly I do not like writing negative reviews, Id rather enjoy a place and have a happy experience.

When my wife and I arrived at the front door we were greeted by A SIGN TELLING US TO CHECK IN AT THE CORNER SHOP DOWNSTAIRS. We were taken in and given keys and told where our room was. On entering the room there was an odd smell, as we settled in I checked behind the curtains and dressing table and THERE WAS MOULD ON THE WALLS see photos, not to mention the dirty tissue? I didn't investigate further. We were given another room without mould but this DID NOT HAVE AN EN-SUITE SO WE HAD TO WALK ACROSS A PUBLIC CORRIDOR TO USE THE TOILET AND SHOWER, no offers of a robe. This bathroom had a BROKEN LIGHT FITTING AND A MOULDY BLIND....SEE PHOTOS. We were not offered any refund for the now not en-suite bathroom.

We were in York for a wedding and this place was very close to the city centre, and the fact its cheap are it two only positive factors. The staff were only there for breakfast. DO NOT BE FOOLED BY THE PHOTO ON THE WEBSITE, you get 2 very basic anemic sausages, 1 rasher of bacon, a soggy hash brown, beans, tomato and toast. If there is something FREE (prepaid) I have it, the second morning of our stay we decided to go out and pay to have breakfast somewhere else.

The place is generally in need of some TLC, there are no glasses to drink from, you get a plastic one, THE TABLE CLOTH WAS DIRTY FROM USE ON A PREVIOUS DAY, MY COFFEE CUP HAD TO BE CHANGED AS IT WAS DIRTY. See other photos for general tatty look.

If you want a cheap place to stay and are not bothered about the finishing, the mould and checking in at a corner shop then this will be ideal.

Room Tip: Ask for one without mould on the wall and away from the noisy main road.

Stayed with wife and friends for the weekend - location excellent - very close to the city centre; easily walkable to museums, shops, restaurants/pubs.
Our room was small but very tastefully decorated, amd spotless. En-suite shower room, again small but modern and everything worked as it should.
Breakfasts good too -set us all up nicely for the day.

glad we got a deal on this £65 for room to sleep three- wouldn't pay full tariff. Ideal location for city centre and free parking. Room very clean, shower hard to keep temp ok. Breakfast good but no sweeteners for tea/coffee for those of us trying to be healthy!
