We have stayed in York several times, but this B&B ws the best value yet and very weklcoming/easy going too. The host was friendly without being intrusive. the location is great and there is ample parking

We spent 3 nights at Holly Lodge last week, the hotel is easy to find and a very warm welcome awaited from owner Geoffrey, the room was spacious and very comfortable and clean towels etc provided each day, tea and coffee making facilities in the room and ample hot water available in the en suite, cooked breakfast provided every morning along with friendly chat by the expert host, nothing too much trouble great family feel to the period property.

The hotel is located within easy walking distance of many different restaurants and York centre with the many attractions, we had a great 3 day break and have no reservations about recommending this fine homely establishment, we hope to make the return trip one day!

Stayed there May bank holiday arrived just about. 2 pm parking was quite tight as you had to park in between trees just about get 5 cars parked Host was welcoming as we were quite early we had the choice of 2 rooms rooms can be a noisy as you can hear the guests next door talking . Breakfast was fine but gets a bit packed with the amount of things on table as they are quite small . Location is good as only about 12 minutes walk to the city centre by the river. Would I stay there again yes

My husband, teenage son and myself stayed for two nights over the bank holiday weekend. It was a last minute booking and quite expensive but our usual places to stay were booked up. It was actually the most we have paid to stay in York and we were frankly a little disappointed. The house is fantastic looking from the outside, full of character and we do expect it to not be clinically hygienic inside, however our room was adequate at best for cleanliness. The room we had was a family room it was very spacious, plenty of cupboard and wardrobe space, however the inside of draws were full of bits. The bathroom was mediocre, the shower cubicle door comes off its top runners when opened and there were black damp spots that are easily reachable to clean. The shower door was very scaly and brown looking, basically very old and tired. I had to clean the toilet seat before i sat on it as it had a brown smear on it. It was basic and served purpose. The bedding however was spotless, as were the towels, which were fresh each morning. We only had two cups on arrival, not three and only one had an after dinner mint on its saucer. We had three glass tumblers and a bottle of water. We had to ask for another cup at next mornings breakfast. Unfortunately we did not have another bottle of water waiting when we returned at night time. Breakfast was good, no menu so we just went with the full english. It was tasty and well cooked. The owner was a very friendly, pleasant chap. Could not fault him one bit, don't know if he does most of the work by himself, as the place would be fantastic if there were perhaps more cleaning staff? We wont stay again I don't think. The location is the best bit about Holly Lodge, and the owner! The main disappointment for us was paying over £250 for two nights for the three of us and us not fully enjoying it and feeling like we got value for money. Our room looked nothing like the ones on the photos!

A house full of character, great full cooked English breakfast, lovely customer service, friendly and helpful. Holly lodge has off road parking, in the generous driveway, which is a massive plus!! Please think twice when booking a b&b about parking in York as most of the ones we saw this close to town have no off road parking and it will cost you a hefty sum over a weekend to pay for this. Our room was spacious, clean, cosy and tastefully decorated, with lovely little touches such as free soap, shampoo and moisturising cream. This house is a period property with all the quirks that go with it. If your expecting white crisp uniform rooms with standard white bathrooms and no soul then this place isn't for you. A pleasure to stay there, it was a lovely base to explore York from, only 15mins stroll in to town, or there's a bus stop right outside. We would definitely go back again.

I visited York recently and stayed at The Holly Lodge. It was full of charm and character and I really enjoyed my stay. Although The Holly Lodge is in a quiet location, it is still a short walking distance to town, which was perfect. Highly recommended and I will be returning in the near future.

Has loads of potential but lacks TLC. For the price one expects a lot better decor & room furnishings/facilities. Garden needs a good working bee.
Positives. Good breakfast. Free wifi.
Near shops & a pub.
