We found this guest house by chance after looking at all the other hotel chains on tripadvisor. What a wonderful find. From the moment we parked (it has its own parking spaces) and the welcoming cup of tea and homemade cake, we had a super two night stay. The Guest House is literally on the tow path of the river Ouse (we had chosen, for an extra £5 per night, a front view so looked straight out onto the river) and it is only a few minutes walk across a lovely park to the York Minster and the centre of York. Also, by walking across the adjacent foot bridge the Railway Museum is also just a few minutes away.
We cannot fault the accommodation - it was clean, quiet (even though close to the railway) and the small attention to detail (a very good choice of breakfast - incl Eggs Benedict and a choice of teas etc) made this a most enjoyable stay.
Congratulations to Jane and Kingsley - the owners - for providing a good base for a great weekend. i can certainly recommend it.

Room Tip: the front view facing over the river is well worth the extra £5

Stayed here on Business for 3 nights. It was very easy to find. Short walk from the train station. Great location over looking the river. The owners were extremely friendly and accommodating. A good hardy breakfast was provided. Beds were very comfortable. Bathrooms were immaculate and equipped with a good strong power shower which is exactly what I needed to face a busy day ahead. Overall excellent, well-priced accommodation and will definitely be my first point of call next time I am staying in York.

Very friendly owners, greeted with tea and brownies! Room was nice and clean, though the railway ran very close and was a little noisy especially with the windows open in the mornings. Location to York was great, just a 5 minute walk. Breakfast was very good. There were toiletries in the bathroom and good tea/coffee making facilities.

Firstly, you can ignore any reviews for stays here prior to August 2013 which is when the current owners, Jane and Kingsley took over - so that writes off all of the negative reviews then!

The location is perfect for the city centre, which is either a short walk along the river to the Lendal Bridge or a cut through the beautiful riverside park. So you can park your car in their private car park and forget it. We chose to have a room at the front of the house, overlooking the river and weren't disappointed. Although not huge, it had everything you could possibly want - a capacious wardrobe, two nicely upholstered arm chairs, flatscreen TV, hospitality tray, powerful shower and a very comfortable four-poster bed with equally comfortable pillows. The furniture was solid oak, coordinated and looked relatively new - I'm guessing replaced when the new owners took over. Don't worry about the railway line next door, it is a local service that doesn't run at night.

On arrival, we were offered Tea/Coffee/Cold drink and a delicious cake - a very nice touch after a long journey. Breakfast was lovely - with eggs benedict on offer if you ordered the day before (which was perfectly cooked). We stayed two nights and during that time my only disappointment was that I was unable to have two of their ultra-delicious sausages on my second morning as these are oven-baked ahead of time so, as I didn't want a full-English breakfast but just eggs and sausage, my breakfast that morning was a little 'lacking'. I would suggest if you like sausages rather than bacon, you also order a second one the night before. Sadly the sausages are specially-made for them so we couldn't even buy any to take home with us.

One word of warning - although it wasn't a problem for us, the stairs are very steep but, after years of coming to York, staying in various B & Bs and not returning, we have now found the one we will come back to over and over again. For location, quality, service and value for money I would be surprised if the Abbey Guest House could be beaten!

Our trip was paid for and booked by our daughter and our family for Xmas present ,on arriving we were greeted by Jane who was very friendly ,she brought us coffee and we had homemade chocolate brownie ,she gave us our room key and asked if we needed anything to just ask .we then went up to our room which was overlooking the river Ouse it was lovely nice and spacious and bright .there was tea making facilities and chocolates and mints left out for us too .After a really good nights sleep we went down to a delicious piping hot breakfast which really set us up for the day .Kingsley and Jane really do make you feel welcome so if you want somewhere to stay look no further than the Abbey guest house only a short walk down the river to town centre . Room Tip: Room numbers 1and 2 have the river views where you can watch the boats go up and down .

We have over the years stayed at the Abbey Guest house 3 times.
it just keeps getting better. Lovely hosts, location is perfect, free parking, 4* breakfast, greeted with tea n coffee and cake, rooms are very tastefully decorated and fabulous goose down duvet, made for a great nights sleep! Lovely front garden to sit in while the river passes by. Easy walk up to Lendle Bridge and town! So good i brought the room key home with me :)

Room Tip: Rooms 1 and 2 overlook the river.

We stayed at the Abbey for our wedding anniversary and my wife's birthday. We booked for 2 nights and from arrival through to leaving on the monday morning our stay was 110% faultless. We arrived around 2pm on saturday to be greeted by Jane who made us feel more than welcome, Breakfasts were superb, just enough to see you through the day.

Location wise was superb for visiting York, we have stopped in York previously and the Abbey certainly beat all the other contenders hands down..

Jane & Kingsley we will be back some time soon.
