Very nice place, right on the river front, five mins from train station, jane was a lovely host! didn't see her partner much but again very pleasant. Five mins to the town. Breakfast was spot on, sausages to die for. we had a room overlooking a car park so can't comment on view but lovely room all the same. Will defo stay again so convenient

Superb location. Spotlessly clean and bright accommodation, very comfy beds, feather duvets, pure cotton bedding. Bathroom of similarly high standard with excellent shower. Very good WiFi. Lovely breakfast with various options. Add to that a friendly and helpful host who genuinely enjoys what she does - you just couldn't ask for better.

Room Tip: Try to get a river view room if you can, but we stayed in their smallest room and still loved it.

Perfect location for access to the train station, views along the river (we watched the rowers practice from our bed!), and walking int York. Warm hosts, good breakfast, not one complaint! These are new owners, since last August '13, so please check the dates of any negative reviews!

Jane is a wonderful hostess, providing a clean, tidy room overlooking the river and public walkways, and a delicious English breakfast. We stayed there for two nights in May, and found everything about the place just right. It is a very short walk to the historic sights. We arrived by train, and were at the front door after a five minute walk. Jane can provide enthusiastic advice on what to see around town and how best to see it. It was an excellent stay.

A warm welcome, a comfortable bed, wonderful view, a short pleasant walk into the historic city.
As much or as little as you would like to do. Thoroughly enjoyed our stay. The new owners interacted as much or as little as you wished, they were thoughtful and helpful if you wanted to be private that's fine to. Hope to be back soon.

Room Tip: Rooms at the front are worth paying extra for, for a view of the river and the sun. Never disturbed...

Stayed in Room 1 (four-poster bed) at Abbey Guest House the last weekend in April 2014. Fab view overlooking river, room was excellent with gorgeous shower en-suite and great facilities. Lovely stroll into town (less than 10 mins) via museum gardens and right opposite train station/railway museum (which is free!!). Hosts Jane and Kingsley very accommodating with yummy breakfasts. Free spacious car park.

Me, my sister and her husband stayed here on the first part of our trip in March 2014. We found this B&B in the Rick Steve's guidebook. We flew in from Florida and were extremely tired by the time we arrived. Jane was very kind and welcoming and our rooms were ready for us (thank goodness). She offered us some delicious brownies and tea upon arrival. Our rooms were VERY clean and everything was updated. You couldn't beat the location: extremely close to the train station, shops and other attractions. We walked everywhere. It was great to be right on the little waterway too. The breakfast choices in the morning were great. You automatically get a traditional English Breakfast with tea/coffee, or can put in a order for something specific the night before. There is also a variety of cereals and other breakfast foods too choose from. Price was excellent for the quality of service and rooms that we got. Very happy this was our first experience of England, and would definitely stay here again if I ever have the chance to go back.
