This is a professionally run B&B. The hotel is in a convenient location with about 15mins walk from York Station. The breakfast is great and food quality is excellent. The setting of the breakfast room is very pleasant and nice. The living room next to the lobby is very spacious.
There is parking space at the back of the B&B. Though space is limited but Mark is very helpful to sort out the parking if you leave the car key with him. The service is nice too.

Stayed for one night and had a great stay . The room was on the second floor and was lovely and the only reason I have marked the rooms down is because there was a draft coming into the shower room and seperate toilet from the outside. It was -8 outside when we visited.
Short walk into York but unfortunately the paths were covered in compacted snow and not all gritted which made it slow going. Due to this we ate that evening at a nearby Italian restaurant though not disappointing as the food was lovely. Would happily recommend this B & B.

This Georgian townhouse is very conveniently located 5 - 10 mins walk from the City walls, with private parking for guests. The staff are professional and very welcoming. Our room at the top and front of the house (third floor, so lots of stairs), under a coved ceiling, had good views across part of the city, and was very cosy, with flat screen tv and two comfortable chairs, a wide bed (two beds zipped together), modern furnishings and warm shower room ensuite, with fresh and plentiful towels each day. It was a bit of a squeeze to get access to the wardrobe!....but that did not lessen our enjoyment of our stay - it was good to have the spaciousness of the rest of the room, which was lovely and sunny in the morning........and we didn't mind the stairs!

Breakfast was sourced from Yorkshire suppliers where possible - and was delicious, with plenty of choice and quantity. The basement dining room was very pleasant, with a bay window looking up over the small front garden and plants in pots, through the iron railings, to the pedestrians passing by.

We really appreciated the comfort and convenience of the Carlton House.

Stayed 2 nights in a family room ( room 6). This room was large and easily accommodated a double, a single and a set of bunks. The room was modern and nicely decorated, wi-fi and flat screen tv with digital channels. The only let down was the bathroom which was extremely small with shower only and little or no floor space it was also not very tidy and the shower tray had chunks out of the plastic base making it look grubby. Breakfast was in the basement in a very small room for the number of bedrooms and got a bit hectic especially for the staff who always looked a bit harrassed. The food was fine though so no complaints. The location is a good 20 min walk into the centre but most places are. Parking is limited meaning you double park and have to leave your keys at reception so cars can be moved etc every morning but again, if you dont need your car then it's no hassle. Would stay again.

stayed for 2 nights 25th & 26th October (room 2)
We were met at reception by Melanie who was very polite & helpful and offered to keep our luggage for us until our room was available even saying that she would make it first on the list to be cleaned if we wanted to wait in the lounge, she also provided us with a map of York and explained how to get around. I agree that the parking is very tight around the back but this is not a problem because Mark & Melanie keep the keys to any cars that may cause an obstruction and do move them straight away if asked which they did for us causing us no delay on departure at all.
The room we had was situated at the front of the hotel so did experience a slight amount of noise (no more than expected in a city guest house), certainly not enough to keep my self awake but did occasionally wake my wife who is a very light sleeper, next time I would just request a room at the rear.
The room was spotlessly clean as was the en suite. Coffee & Tea making facilities are provided along with bottled water and toiletries. There is a flat screen TV, plenty of mirrors, a hair dryer and chair.
There is a good sized lounge next to reception with plenty of seating and games which I noticed other guest's children amusing their selves with while waiting for their parents.
The Dining room is situated down stairs and is a little tight to get around if every one turns up for breakfast at the same time but no real problem. The Breakfast its self is well worth getting up for with a selection of fruit and fruit juices, cereal in individual boxes along with a full English plus Tea & Coffee served by pleasant staff.
All in all the Carlton house was a pleasant experience in a good location to see York.

Owners very friendly,lovely ten minute walk into heart of York.We would recommend The Carlton guest house to anybody who is planning a trip to York.-room 8-11 Dunn,Tattam,Lawes Family-Many thanks
