This was the first time my partner and I visited York and we were most delighted to discover Warrens, (run by Richard and Jenny, assisted by the lovely Norma).

Warrens guesthouse itself we found to be cosy,friendly and inviting.when we booked in and spoke to Jenny she was most informative and pleasant, with the right information for us on our stay in York.

We stayed in a room on the top floor, which we found more than adequate,
clean and tidy en-suite more than enough room for a double.

To be honest at breakfast time we felt quite spoilt with the lovely array of choices on offer from....- fresh fruit in a bowl consisting of Strawberries,Grapes and KIwi fruit,another bowl of peaches,yoghurts,selection of cereals.orange juice and cranberry juice,bananas apples and pears.

Also each morning was a specials board,aside from a menu that had full English breakfast amongst other items that could be ordered.All of this comes with waitress service.

Warrens is within 10 and 15 minutes easy walk to York city.The car park at the rear is most useful as you can leave your car most securely.

The most important part of any holiday is that you have a good start and an excellent place to stay. Richard and Jenny provided this superbly making us most welcome and hopefully enjoying our company. We thank them both for their hospitality...and not forgetting the lovely Norma who was also wonderful.
We shall return to adopt Norma!!! Great times...Lovely people

Room Tip: Our room was No. 6 at the very top of three flights of stairs, very quiet with a view over the back...

Just returned from a 2 night stay today 19th September. Everything was just so right. The hotel was modern inside the Victorian building, the owners were very welcoming, rooms were spotless and comfortable as was the ensuite where there were loads of towels. Breakfast in the conservatory were great as was the lady who looked after us. Parking at the rear was a great bonus we never moved the car after that as the walk to the city was just nice. Really enjoyed our stay and will hopefully return, still lots to see.

We stayed here for two nights in the first week of September. The owners were on holiday, but Norma looked after us wonderfully. Our was at the back of the building and was very comfortable with en-suite facilities. The location itself is residential but very quiet and the rear parking is gated at night so everything is reassuringly secure. The city is in very easy walking distance so once parked up we did not use the car at all, which was great. We slept well whilst there and enjoyed our continental breakfasts..All in all, a very happy stay. Thank you, Norma!

For our getaway to York, my partner and I chose to stay at Warrens. We got it for a decent price due to a last-minute deal, and whilst we were aware that there would be no breakfast included in the price, we were not told that breakfast was unavailable bar some tea and toast. Apparently the owners were on holiday at the time and the place was being looked after by a very nice lady who tried to help us out where she could, i.e. with discount vouchers for places we were due to visit.

The room we stayed in (Room 10) was cosy, and with a very large walk-in shower. The bed was extremely comfortable, the windows opened very wide to allow plenty of air in to the room, and everything was cleaned to a high standard each morning.

The excellent location of this B&B (10 minutes' walk from the very centre of the city and about 8 minutes' walk from the train station) was the main attraction of Warrens for us. My partner and I both agree that we would stay here again, if we could get the same rate for the rooms.

Unfortunately, when we arrived we were told that we had been written into their diary for check-in on the 4th September, whereas my receipt clearly stated that it was to be from the 2nd. I also rather embarrassingly learned that my card had twice been declined, whilst standing at the front desk. Of course, upon actually trying the card in person, there were no problems and the transaction went through on the first attempt. I would have rather appreciated an email or some contact, informing me that there had been a problem.

Pros: Comfortable, great location, reasonable price
Cons: Poor communication about payment and breakfasts

We needed a few nights away and had looked at lots of cities, before making a return visit to York. We searched various last minute type sites and came up with Warrens. Having checked the reviews here we thought it was what we were looking for; a 4 star hotel close to the centre of York. We had what must have the last available room, which was next to the front door on the ground floor. Having read a review where this was found to be a problem, I was worried. However, it wasn't a problem. We didn't hear a thing. Another reviewer said the road was busy but we didn't really feel that was the case, the windows were very well double glazed and although this meant the room was warm, it was soon cooled by popping the window open for a bit.
Programmes like the Hotel Inspector tend to us make us more aware of what to look out for in hotel rooms, perhaps making us more fussy as a consequence. I have to say, though, that in the most part our room passed the test. There was no wardrobe but there was a large hanging rail and enough drawers to cope with our needs. The bathroom was clean and the shower hot. If I was being fussy, I'd say the owners probably need to tidy some of the old exposed pipework. But to my mind this is the difference between 4 or 5 stars, as I generally couldn't fault the room.
I think my breakfast standards are quite high and whilst the breakfast here was of high quality and freshly cooked to order I think it would have nice if it was more extensive.
The service was friendly and efficient and there's clearly a sense of pride in looking after customers here. Unlike many other hotels in York, parking here is free but accessed via a fairly narrow alley to the rear of the terrace. This is narrow and it might be a struggle for anyone in something like Range Rover.

A friend and I recently stayed at Warren's in York. We were thrilled with our welcome and quick guide to York. We were shown to our room where we were pleasantly surprised with a large, modern and incredibly clean room. The location is excellent and a short walk into town. Indeed the parking is tight, but so long as you drive slowly, you'll have no problems. The car park is secure which is most important. I would most definitely stay here again and I would also highly recommend Warren's to those wanting to stay in an excellent quality, yet affordable B&B.

we, Sharon & Derek Smith, Jean and David Fuller have just spent a wonderful break at York. Made even more enjoyable by the excellent Warrens B&B. Good service, excellent accommodation, It is difficult to fault the Warrens, good food, wonderful relaxed atmosphere, Lovely rooms, Richard & Jenny are a credit, and Norma a gem!!.Easy access to the city, good parking facilities. What ever more can you ask for, a return visit, yes!!

Room Tip: All rooms, are excellent, good size and a quiet location.
