Stayed for one night and it was very nice, Angie is great host, very welcoming and gave us directions into the city via a lovely river walk. She also recommended restaurants and told us about a great little cafe on the river walk called Dyl's, which we visited twice.
Great breakfast in a lovely dining room in the morning, with lots of cereal, juices and full English with plenty of toast!!!!
Angie let us leave our car parked up until after 12noon so we could have a few hours in York after breakfast (thanks again).
Will return again when next in York!!!!

Room Tip: Do suggest a rear room if you are a light sleeper.

just back from a few days in York stopped at no 71 bed & breakfast . a great little bnb just a few minutes walk from the town centre, the parking is tight but they try there best to get everyone sorted, Angie was spot on and made us feel very welcome despite being very busy and a very nice landlay, the rooms were clean and had a very nice bathroom the breakfast was ok just a little too cold for me as I like piping hot food but besides that all good. would stop there again no problem. thanks Angie and sean all the best, rick n Julia ( mrs bingo ? ) from Nottingham

Room Tip: all rooms look much the same pick a low level floor if possible save the walk up the stairs.

Myself and my partner booked this b & b 2 days before we went, it was the cheapest one we could find so we had no great expectations but it was lovely and Angie the lady that runs it is so helpful and friendly, we were lost in York and she guided us over the phone to where they were and told us how to get to town and where various restaurants and bars were. The city centre is 10 minutes walk, the rooms are clean we were in room 6 right at the top of the house and it was a fair size. Breakfast was nice and everything you would like is provided. On a whole a great little b & b, great location and value would definitely go back if I visit York again.

Stayed here for two nights over the bank holiday weekend. We were in room one though initially booked into room four. Room one faces the road, A19, and is not double glazed resulting in traffic noise all night. You can also hear every conversation going on outside. Secondary double glazing must be considered! The toilets on this floor also have waste box fitted which can be heard each time it is flushed.
Room was really nice and bed was very comfy. Breakfast was plentiful and very tasty. Only ten minute walk into town via the riverside walk so didn't need to take the car. Parking was free and seems secure.
Good place to stay as long as you are not in room one! Glad to get back to my own (quiet) bed!

The owner was very friendly and welcoming. We stayed in room 2 and it was very clean, tidy and warm. The bed was comfortable. The linen fresh. The en-suite looked almost new and the shower easy to use. Fearing the room might not be warm enough, we turned the radiator up and had to turn it down again as it was more than sufficient! A lovely full english breakfast greets you in the morning-fruit, cereals, toast, meal, with fruitjuice, tea or coffee. Weather permitting, this can be burned off (slightly) with a 10min river-side walk into the city centre! Just ask the land-lady for directions. With so much to do in York, we will have to visit again and would have no hesitation in trying No.71 first, for a vacancy. Phoning the establishment is a good idea, so as to book your room personally.

Angie and Sean made me welcome and were so kind and helpful. The rooms are very comfortable and clean. Tv, ensuite shower and wi fi. Great brekkie. I would definitely stay again.
There is parking at the back of the guest house which is vital in York. A short stroll by the road way or along the river into the city centre.

Room Tip: Roms at the back are quiet and further away from the road.
