This annex is beautiful, two large rooms both with bathrooms and a good size living area with kitchen dining table and a comfy sofa area to watch tv after a long day in York.. The hospitality from Ruth and Rob is fantastic not in your face but there when you need them. Great touches when you turn up, bottle of red for my wife and I, some chocolate button and sweets for the kids, little things but they make the difference. They had made the cot for our 9 week year old baby everything was fresh and clean was like being home from home. Overall the cottage was fantastic. Location was nice and quiet right next to a bridal path with fields surrounding in every direction, the annex is 4 miles from the park and ride to york and also close to the designer outlet. Overall great weekend and have already booked to go in October.

“Perfect Home from Home”

Ruth and Rob have turned this farmhouse annex into a luxury accomodation, with no expense spared . The little extras, like the bottle of wine, and the box of chocolates, the toys and Wii for the children who stay, all contribute greatly , and the welcome that we received was warm and friendly.
All, who have stayed here have written glowing reports in the guest book, and that speaks for itself.
Well done Ruth and Rob, and many thanks for a quality stay in a well positioned venue.

“A perfect bolthole for family explorations of York”

The weather may not have been generous this week but Ruth & Rob at the Annex made up for it with their charming accommodation. The annex is very well kitted out with everything to make a family holiday very comfortable. We were slightly unsure of how the single living area would accommodate our family of 4 plus grandparents but it's wonderfully light and spacious and we had ample room. The bedrooms and bathrooms are beautifully appointed and perfect for families. The bunk beds were sufficiently far enough away from our bed to not encroach and to provide us all with very sound sleep. The 3D telly provided us with great wet weather entertainment and the BBQ served it's purpose to feed 8 of us for a birthday celebration.
All in all, a great find, we felt very relaxed and totally at home. Thanks for your warm hospitality.

“Perfect place to stay with great access to york”

I don't know how our stay could have been any better. When we arrived there was wine & bread waiting for us, perfect start to the holiday. Even though we hadn't said we were travelling with a baby there was a cot for him in his own room. When Ruth found out we had a baby she was apply to supply a child's towel which he loved and help us with our washing which she didn't have to do.

I would say though that there are no amenities really in Bolton Percy and if you wanted to get takeaway when you arrived from nearby Tadcaster then make sure you have cash as they don't accept cards over the phone!

I couldn't speak highly enough of everything about the annex.

“Great apartment conveniently located near York”

One of the best apartment we stayed in as a family Great location on twenty minutes from York. Very good shape. Two separated bedrooms with a bathroom for each so suitable for two couples too, 3D TV and a wii

“The Perfect Holiday Experience”

Having stayed in many holiday properties over the past 15 years, it is very rare to find such a special property that offers a home-from-home feel where you actually look forward to returning and relaxing after a day out. The peaceful rural location means that you are away from the hustle and bustle of city and town living, but you're only a short car journey away from the shops at Tadcaster and the visitor attractions in the City of York. The owners have thought about everything to cater for needs of their guests and the property has been tastefully planned with a simple layout that makes it easy to keep an eye on younger children. The complimentary bottle of wine and chocolates was a nice personal touch for our arrival, and our 2-year old son was absolutely thrilled to find a box of toys and books waiting for him. There are so many good points about The Annex that it's impossible to mention them all: the standard of cleanliness was excellent; the cot was full size with a lovely selection of soft toys; the TV, DVD library and games console were top notch; the underfloor heating kept us comfy and warm throughout the cold weather; the bed mattresses were great quality; the bathrooms were spotless with lovely hot showers; nice big comfy sofa. The Annex rates as one of our all-time favourite holiday properties and is highly recommended.

“Quirky, fun and well just awesome!!”

Just got from our 3 night stay and I would 100% recommend this place. The owners are lovely and should be proud of the little retreat they have created :) there are plenty of local pubs, it's a short drive to york city centre and the designer outlet so you won't run out of things to do but even if you did there's plenty of films, games and even a wii to keep you entertained inside the annex. If your looking for some were to stay near York then book here and you won't regret it. It even has heated flooring!!

We got this stay as a gift so not sure on the exact price but looking at the rates it's well with every penny and I will be staying again.

Thank you for a great stay and next time we will tackle the climbing wall!!
