My wife and I first visited Arnot House over 10 years ago and have been recommending it to friends ever since. Kim and Ann continue to provide a wonderful escape with a fantastic location just 10 minutes walk into the centre of York. No matter what room you book you are treated to fantastic luxury with even a glass of sherry waiting for you after a day exploring the city. The breakfast is a sight to behold with everything on offer and served on period crockery in the peaceful dining room.We stayed for 2 nights in The Byland and would definitely recommend to anyone planning a short break in York.

This was definitely the best B&B we stayed in over 4 weeks in the UK & Ireland! Kim & Ann were very friendly & helpful hostesses & made us feel very welcome. They let us use a parking permit so we could park free on their street. Their recommendation for dinner at The Hole in the Wall pub was a winner!

Their home is a large townhouse on a quiet street decorated with many tasteful Victorian furnishings. We had a very comfortable king-size bed in a good-sized room with many thoughtful amenities including toiletries, sherry, biscuits & candies. The bathroom was the largest we encountered during our trip & had both a claw-foot tub & a shower. The delicious breakfast included several choices & was set in a nicely decorated room. The location is an easy 10-minute walk to the town. The lovely York Minster is definitely a "must see"!

My wife and I were on a 30 day pleasure trip in England, Wales and Scotland. We stayed 4 nights in this wonderful B&B. First class everything. The beauty of the home inside and out, the neighborhood, its close proximity to town, we walked every day to any and everything we wanted to do in York. It is even close to the train station and so when we took a side trip out of York one day to Leeds and to Thirsk on another day it was very easy to access good public transportation where ever we wanted to go. Breakfast was a delight every day. We can't say enough good things about the Arnot House, we would stay here again if we return to York.

We walked here from the train station, which was very doable, the hardest part was the stairs to our room, and it was also an easy walk into town. The host is very nice and helpful, especially with info on what there is to see & do. The room was good sized and the bathroom was very large, which was a nice change from what you usually find in B&B'S. The breakfast was great. It appears to be a Georgian townhouse with Victorian furnishings, I am guessing, but it is all very interesting and a great place to stay. It appears to be full even midweek so make reservations.

Room Tip: our room at the top was very nice & the bathroom divine.

Thank you for your comments and I am pleased that you enjoyed your recent stay at Arnot House - which is a Victorian house built in 1885.
As you mentioned our stairs in your review - most older houses of Victorian or Georgian architecture have numerous floors - so we always tell guests in advance which floor their room will be on...as well as stating it on our website.
The Rievaulx room you chose to stay in is on the top floor up 2 flights of stairs (which helps to keep us fit! ) and is a very popular room. But we do also have the Kirkham and Byland rooms on the middle floor - so up only one flight of stairs.
Anyway I hope you are enjoying the rest of your holiday in our wonderful and diverse country....happy travelling!

Well what can i say, other than thank you to Kim for making our 1st Wedding Anniversary weekend so special. We enjoyed a 2 night stay at Arnot House and i can say we were not disappointed. Our room was clean, comfortable and above all, stunning. The beautiful four poster bed was so comfortable. The thoughtful little finishing touches such as complimentary toiletries and biscuits/ chocolates did not go unnoticed or unappreciated. The whole house was so unique and every little detail was fascinating. From the pictures on the wall to the lovely little pieces of history dotted around each floor. We took advantage of the cooked breakfast on both mornings and it set us up perfectly for our long strolls around York's many attractions, which was barely a 10 minute walk away from Arnot House. Kim was a gracious host, very helpful and informative and took a genuine interest in us, we were made to feel most welcome. We will definitely be returning, i cannot recommend this Bed & Breakfast enough. Thank you Kim, we look forward to seeing you again soon.

Very clean, with pretty décor. Lots of attention to details. Fabulous breakfasts and Kim was a gracious hostess. We really enjoyed our stay here. Kim was easy to talk to and we felt comfortable about asking her questions. She gave us good ideas about where to eat and what to see. The room was comfortable and offered a good respite from touring and traveling.

We had a lovely three night stay at Arnot House for our first anniversary. Our first impressions of the house were great and we were not disappointed! Ann and Kim were lovely and welcoming; our room had everything we needed, from the usual toiletries through to a large supply of biscuits which were topped up every day. The room was immaculate and cosy, and breakfast was delicious and substantial to say the least! The location is excellent too - barely a ten-minute walk from the city centre. We will definitely be coming back to Arnot House and cannot recommend it highly enough as a getaway for other married couples!
