We have got back from our third visit to this wonderful guesthouse,as always welcoming,and comfortable.

the room was on the ground floor as we requested,and Anne and Ian where as friendly as ever. Food was brilliant as always,and the breakfast times made more special by the other people staying who are also obviously enjoying their stay too! We will return and I would recommend anyone who is planning to come to York to contact them,although do it well in advance as they fill up fast!
Also another highlight was my Easter egg and hot cross buns!

We stayed at the guesthouse while we were celebrating our wedding. When we arrived, it was not even 12 and Ian and Anne already let us in our rooms - very accommodating - many thanks for this. We all slept excellently in the beds - they were just perfect - no too soft and not too hard. I was a bit worried as it was the night before the wedding and I didn't want to wake up totally tired - but no worries there at all - I was seriously happy and everyone else in the family too. My mum and I used the twin room and the big mirror with dressing table was perfect for getting ready with loads of storage around it where we could put things away quickly. The breakfast was excellent with an impressive selection of hot food and home-made jams & breads and spreads - this was just so delicious and homely - simply unforgettable. Ian and Anne even went the extra mile to prepare a personal breakfast menu with our names for our wedding day. Everyone was so kind and helpful - I've not had such a warm welcome before.
Ian and Anne helped us with their local knowledge in every way. We will certainly come back when we stay in York next time particularly because the Minster entry is valid for 12 months.
There is plenty of parking at the guesthouse and Ian & Anne were very accommodating with finding a parking place when we checked out. It was a wonderfully kind gesture on the occasion of our wedding.

Room Tip: We stayed in both the twin room and the double room. The double bed was huge! The heating worked ins...

I stayed here on the night of Saturday 12th April and I have to say without the least hesitation that this is the best York b & b that I've stayed in to date by a country mile. Housed in a purpose built block adjoining, but separate from, the owner's home, the accommodation was smart, modern and extremely comfortable. The breakfast menu was the most extensive I've seen anywhere and the quality was absolutely superb. Ian and Anne, my hosts, were really friendly and welcoming, making me feel like one of the family. I have booked another stay at this establishment and am really looking forward to it. I have no hesitation in recommending it to other travellers as a first rate place to stay.

Comfortable B and B although not as luxurious as was expecting from their website. Very clean in an excellent location for city centre, good value for money, friendly host, with an extensive breakfast selection and lovely home made jams and maramlades.

Sorry you disliked our minimalist approach. The web site is explains our this approach very accurately. Perhaps in future you should book into a more traditional guest house.

we stayed for three nights and were pleased with our choice of accommodation.the rooms are cleaned each day and fresh towels supplied.the breakfast as everyone says is fab although Ian cant count, i said one sausage 1 egg and beans would do for me after eating my fresh fruit starter and he gave me 3 sausages !! and thats what i had every day for breakfast along with toast and home made marmalade.parking is also off road.

We stayed here for 2 nights to explore York. It's an easy walk from the railway station, in a quiet street 10 minute's walk from the city centre. The b&b is purpose built and separate from the owner's house, so you can come and go without disturbing anyone. Our room was good-sized with a comfortable super-king-size bed, also a single bed, desk, wardrobe and an en-suite shower room. The owner, Ian, is very friendly and helpful, and the breakfast is excellent, with a wide choice and nice touches like home-made bread and jams. I thoroughly recommend it, and if we go back to York we'll definitely stay there again.

Stayed 2 nights as part of a birthday treat for me. Hosts Anne, Ian and their family were excellent and did everything possible to make our stay the best; as they do for all their guests. They were there to greet us on arrival, to direct us to anything we may need to know.
Located within a 10 minute stroll to the Minster, it has parking which is included in the price. We parked the car and it didn't move again until we left for home.
The guest house is scrupulously clean. The rooms are big enough for a short city break with big comfy beds and a good sized bathroom. There is a wide selection of teas, coffees, hot chocolates available for everyone to enjoy and the breakfast menu is something else. All cooked to order and it was wonderful, the best breakfast I have had in a long time. Anne and Natalie are great cooks. Free Wi-Fi and a computer available for guests to use to print off anything they may need such as vouchers for restaurants in the city. Ian has a list of personally recommended places to eat.
Book direct with them and if you pay cash they will give you a 5% discount.
A few tips for your stay: 1.Try Little Italy for an evening meal. Fantastic home made Italian food (but no pizza/garlic bread) family run and excellent sized portions of really scrummy food. You will need to book (less than 50 covers, constantly being filled). Very popular with the locals which to me says everything. 2. Bennetts is a fantastic place for lunch/snack. Great service and good prices even though it has prime position outside the Minster. 3.Don't waste £5 going up the tower in the Minster. Not only very hard going on the legs, claustrophobic and makes you extremely dizzy, but no view out on the way up just one at the top. I thought I might pass out before getting to the top!! and there is nowhere to rest or pass by as the staircase is so narrow.
