Fantastic 'boutique' b&b, located close to the city centre (10-15 mins - I'm a slow walker!)

We were lucky to stumble across this hotel last weekend when we decided to drive to York for a last minute city break. Although we paid slightly more than we had hoped, we were happy with the quality of the room, location and overall service.

Rooms were clean, spacious and modern.

Minor negatives: the floor boards were very creaky in places and the doors to the rooms were noisy when opening/closing, locking/unlocking.

Breakfast was served between 7.45-9.45 which consisted of a great selection of cereal, fruit and cooked breakfasts.

We can't wait for our next visit.

Room Tip: We stayed in Room 7 located on the top floor. Spacious, quriky room......a bit creaky in places!

Although the decor in the dining room/hall is outdated the room we had was classy a good mix of vintage and modern. It is only a 5 minute walk to the centre and that is a blessing considering the nightmare it is to drive right into the centre. The breakfast was ok but let down by not having replaced the coffee so it was warm not hot. Staff were friendly enough. For £120 a night I expect exceptional execution of service but it wasn't quite up to that hence adequate score.

Great, Victorian hotel with original features. Excellent, clean, well furnished room with a good, comfy bed. The bathroom was old fashioned style with a good shower. Location was perfect, near the city but situated on a very quiet street.
Breakfast was tasty and staff pleasant! Would definitely stay again!! Good value!!

My boyfriend decided to treat me to a weekend away in York and booked Holme Lea Manor as a surprise. Everything from the phone call the day before we were due to check in right through to check out was great. The only tiny issue we had was having to move rooms after our first night. However, the staff moved all of our luggage allowing us to just get on with out day.

We stayed in room 4 on the first night and it was beautiful, the bath in the bedroom within sight of the TV was a brilliant touch. Room 2 wasn't as big but both rooms had 4 posters that were incredibly comfortable.

Anyone reading other reviews regarding this B and B should really ignore the negative ones, the service and overall quality are spot on. However, one thing that is true regarding previous reviews is the noise the pipes make. My boyfriend managed to sleep through it all, so perhaps I'm just a light sleeper.

Would certainly recommend this B and B to all my friends and family.

Room Tip: Go for room 4 or any of the rooms with the bath in the room. Room 2 was quite noisy and room 1 was...

We stayed here for an overnight stay. We were greeted by lovely owner who allowed us to park our car in her bay as car park was full. We had luxury room 2 which was beautifully decorated in purples and had a lovely four poster bed. There are 2 sitting of breakfast so we chose later time of 9-10am. Couldn't fault full english breakfast in charming dining room. Enjoyed our stay and I'm sure we will return. Ten minute walk to shops and attractions. What more could you want.

Room Tip: Quiet leafy street. Luxury room we stayed in was spotless and cosy.

Lovely clean and comfortable room with a modern spacious ensuite. Lovely Victorian building located within walking distance to the main attractions of York. Lovely hosts who helped us with all the local sights to see and with a great place to eat. A memorable stay. Thank you we will be recommending Holme Lea to fellow touring Aussies.

My wife and I stayed in the Honeymoon suite at Holme Lea and found it was the worse place we have ever stayed. The noise between the owners kids running around, the front door slamming and crockery being tossed around in the kitchen made it unbearable. When ringing the service at one time the owner admitted ignoring the bell because he was watching TV. I have emailed Holme Lea a few days ago and have had no response. Worst service that i have ever received anywhere!
