Had a lovely family time in Bath last weekend made more special by our stay at Brooks guesthouse. Staff were very helpful with accomodating us with two small children. Th room was spacious and breakfast was jummy too. Definately go back again.

This guesthouse situated close to the centre of Bath is ideal for most business people and tourists. The pros and cons are that it has that classic Bath feel and look with its beautiful period design in bath stone, the staff are extremely welcoming, efficient and helpful. The breakfasts are substantial and very well prepared with some unusual options but with some limits on variety - important for a longer stay. For those of us who view life from the other side of a walking stick the strong presence of stairs everywhere - even up to the front door - with no aids for us or the more critically disabled visitor does limit the range of older people who would find this accommodation otherwise engaging and supportive. Our room was rather small and dominated by a Narnia-sized wardrobe that limited the space around the small double-bed. The sparkling shower room was excellent with a good-sized shower, modern vanity unit and beautifully tiled. Despite the limitations expressed in this review I would still recommend this guesthouse for those for whom stairs are not a problem.

Room Tip: Ask for a larger room if the room is too small for your needs. Also ask for a ground floor room if y...

We stayed in the family room which was very nice. The friendly staff and nice decor made this B+B stand out from the average, The breakfast was really nice with a great choice, my kids didn't know where to start.
Would like to return one day and would recommend.

We found the guesthouse very easily and found that parking was directly behind in the Charlotte Street and about £7.50 for 24hrs - very cheap!
Our room was right at the top, a good size with a very nice bathroom, we upgraded to superior room so bed was nice and wide.
The Staff where very friendly and gave us a map with restaurant recomendations, extreatmly helpful as we had never been to Bath before.
Location was perfect - 5mins walk into town.
We slept very well and the breakfast was fantastic.
We will definatley stay again.

This Guest House "should have" been the foundation for a great weekend in Bath. The trouble is, it simply was not. Its a splendid Georgian house within easy walk of the centre of town, and it has great potential, unfortunately what has been developed is pretension rather than reality. The Farrow and Ball paint was smart, and Jazz FM was playing in the lounge - which is nice; but:
- We were greeted by the assistant manager telling us we were not booked in for that night, in spite of the fact that we had rung only a couple of days earlier to add another day on to the front of our wekend.
- The toilet seat in our room was dangerously loose, I tightened the retaining screw before unpacking.
- The shower bracket was cracked, later in our stay it broke completely, meaning that the shower head could not be positioned on the wall.
- we stayed for four nights, after the second we had nearly used the single small bottle of shower gel which had been supplied, it was left prominently in the bathroom, but no replacement was provided.
- on two days running the water glasses used for overight drinks were left, uncleaned, beside the bed when the room was serviced.
- In spite of the owner proudly telling me that the bed linen "should have" been changed after three nights, in fact it was not.
- The computer provided for the use of guests in the lounge was not working.
All of these issues were raised with first of all the assistant manager, and then the owner. In addition there were minor irritants, not worthy of complaint in themselves, but adding up to confirmation of the "should have" nature of this place:
- The breakfast room has a "specials" board, suggesting fresh and innovative cuisine - it didnt change during the whole of our stay.
- One of our party really enjoys porridge. She asked for it on day one and was told there were no oats.
- Smoked bacon was delivered instead of the requested unsmoked bacon.
- every morning one of our party of six had something missing from the table setting - teaspoon, plate, cup.
- two bath towels, but only one hand towel and no flannels in the bathroom.

On the morning after our second night, I told the assistant manager that the shower had broken. Returning in the evening we were surprised that no attempt appeared to have been made to fix it. The reception is, quite reasonably, not staffed 24 hours a day, so it was not until the morning after our third night that I was able to ask what was happening about the shower and to raise the matter of the glasses and the lack of shower gel. At first he told me that he had looked at the shower and tried to fix it, when I queried this he admitted that in fact he had done nothing and asked me how he was expected to get a plumber on a saturday!
I will not dwell on the detail of what followed, suffice to say that it became very clear that the assistant manager, and the owner who was called in an attempt to resolve the situation, considered that the service they were providing was more than satisfactory.

PS the owner did mend the shower (no plumber required), he did provide more bath gel (but did not explain why it was not done as a matter of course), and he did wash the glasses. All the rest "should have" been but was not.

Thank you for your feedback sorry you did not enjoy your stay I know there had been a mistake with your booking your friend made the booking on your behalf and got the days mixed up, ,we had sent them a confirmation email.
When a guest arrives we read out the booking details so that we can establish if this is correct we do this with every guest so our duty manager was just doing what we always do, to establish if we have the right information for you.
We always replace the shampoo soap and shower gel every day, sorry yours was not done We have had a meeting with our housekeepers about your room apologies there were mistakes
We change our specials weekly not daily and also when its seasonal , the weekend before you came there was a marathon so we had porridge ,this week we have glasgow potato scones & scrambled eggs with smoked salmon , We call them weekly specials on our blackboard.
Apologies your shower was not fixed on the day the shower head broke, plumbers at weekends are hard to get hold off thankfully we were able to fix it on sunday the next day
Glad you liked the decor , Jazz FM & the location of the guesthouse
thank you again for your feedback we are acting upon it

We stayed at Brookes Guesthouse last night and were very impressed. The rooms are stylish and clean, the staff are very helpful but not intrusive, and the breakfast was outstanding, imaginative and freshly prepared, with lots of options on the menu, including soya milk if you want it! We loved the eggs florentine and fresh coffee. We would certainly recommend this guesthouse.

A trip booked for us by our children as a Christmas present ! A great choice kids, as this was one of the best guest houses we've stayed in. From the moment we opened the front door to the moment we left nothing seemed to be too much trouble for the staff. Room was great , as was the decor of the whole place. Directions and suggestions for eateries were first class. We can't finish without mentioning the breakfasts - simply superb !!! thank you all .
