What a fantastic B&B 5***** everyone was so helpful. After walking the Cotswold way with a friend to walk into the room that was large and very inviting, the beds were amazing, the shower was wonderful, the breakfast was very good and white table clothes added to the presentation of this wonderful place. Easy walking distance to the centre of Bath. I would defiantly stay here again. Well done to all the staff.

The hotel staff were delightful and the room was very good. The sink in the shower room had a very wobbly tap and the glass shower door did not shut and was a nuisance when showering.
The cooked breakfast was a disaster as the chef cooked bacon in the oven and mine was as dry as a bone and the eggs were so overcooked and presented in a very unappetising way! This was such a disappointment as the staff and hotel room were lovely. When you pay nearly £200 for a room you should be served a breakfast that has been cooked to a good standard. I did complain but no offer of a refund was forthcoming. I would not recommend the breakfast but the hotel was well situated and comfortable.
Bath is a beautiful city.

Room tip: Parking can be had at the cricket club near by as the hotel will only have you park for your duration of your stay and check out 10.30.

I did a last minute booking and it was at a really competitive price compared to any other hotels near by. I was expecting it to be average (due to the really good price and last minute booking) but it was great! the room was fab, lots of nice extras, the staff were so friendly and flexible, great breakfast, parking. I would recommend highly. 5 stars and so reasonable and accommodating!

Perfectly pleasant, without excelling summed up our experience here on a two night stay. The signage outside claims 'five ***** hotel', which it clearly is not, and I would struggle to find reasons, it should be a five star B and B.
They claim to be offering the best Full English Breakfast in Bath, which, having stayed in Bath in other places, in recent times, I can tell you it does not!! The menu offers 'eggs', which to me means more than one: not so. vine tomatoes, means served on the vine, not so. Bacon, sausage and mushroom, were ordinary, and there was no black pudding on offer. Oh and the yoghurt had 'run out' by the second morning (well Tesco's is 5 minutes away, if you could be bothered). The fresh fruit display in the website photo was not matched by experience.
In the room, the blind was broken on arrival, the pelmet to the four poster was hanging down, the light switch did not function properly, the basin tap was loose, the chairs had broken or missing castors, and whilst some of these issues were fixed for the second night, the fact we had to point these things out rather spoiled the experience.
Finally the Abbey View rooms to the rear of the hotel, apply to winter visitors only, as leaf growth, completely hide the view in summer - again the web site is not completely accurate.

This B&B is centrally located (a 10 minute walk to the center of town). They have their own parking areas (2 of them).The two women who were at the reception desk were very friendly and provided us some excellent recommendations. My room was freshly painted and it looked like they were refurbishing more. Breakfast was excellent and they have a sitting area where you can have drinks until 11pm. The front door is locked if the reception person is not there (you get a fob) so its very secure. There was a safe in the room. They has a nice gazebo in the back yard but we didn't have a chance to sit out there.
