I enjoyed my 3 night stay, felt welcomed, and able to come and go as i liked.
No ''landlady'' breathing down my neck. A breakfast proper, without all the portion control money saving irritants, a proper english with time to eat in peace. Thanx :-)

Great building with sun terrace and delightful garden which we had full use of. Charming and laid back atmosphere with use of lounge and access to kitchen for unlimited tea and coffee. Great breakfast and the home made raspberry jam is a must! Light airy room with a fantastic view of the sea.

.i have just come back from 3 nights at Eaton House. I loved it. The best things were the spacious rooms and the peace and quiet, except for the gulls in the morning, a welcome relief from hearing traffic/police sirens that I get in London. We sat in the beautifully quiet garden in the evening, which guests can use, and the feeling of relaxation you get in the lounge with nice art on the walls and books you could borrow is certainly different from most B&Bs. Am not forgetting too the welcome from Karen who had plenty of time to point out places to go and how to get there, and she makes scrummy breakfasts in the morning. This is an elegant and slightly bohemian place to spend time and it was just what we wanted.

I have just returned from a 2 night stay at this B & B and had a very pleasant stay.
My partner and I had a large room with a great sea view and a reasonable breakfast.
We had been recommended by friends who have stayed there for the last 3 years,
and would definitely not hesitate to recommend Eaton House ourselves, we thought
it good value for money, Aldeburgh is not a cheap sea-side town, and the location of this
B & B is perfect.

We stayed at Eaton House and would not recommend anyone to stay there. The only two things it has going for it is the location and the size of the rooms. The house is very shabby, dirty and uninviting plus the furnishings appeared to be of jumble sale condition. The rotting front door was never locked enabling anyone off the street to wander in if they felt inclined. Our room could not be locked from the outside so when we were out for the day it meant our belongings were at the mercy of anybody wandering around the big old house. On entering the house you are greeted by a large dirty, dingy vestibule with all downstairs rooms being used as bedsits. The bed and breakfast accommodation is 4 floors above. This guest house is expensive and is certainly not good value for money, it appears to be run on as little money as possible.

First the good points. Eaton House is well positioned close to the sea front and a short stroll into town. The B&B is on the top floor of an impressive if slightly down-at-heel mansion, now converted into flats.
Once inside though it's distinctly amateurish. There is a guest lounge, in principle pleasant but let down by the shabby furnishings, 30 year old TV and books and board games fit only for donation to a charity shop. The bedroom was adequate, though I found the pillows flat and uncomfortable. The 'en suite' shower room was distinctly unimpressive; neither properly finished by the builder or handyman, nor thoroughly cleaned.
Hygiene generally was hit or miss, nothing horrific but slightly stickly surfaces and a dog hair discovered in the breakfast jam. Breakfast was acceptable, but with no choice -scrambled egg and bacon, margarine not butter, though good jam, apart from the hair.
The proprietoress was friendly and obliging, though could do with more focus and probably more help in running the place.
While there's obviously a high demand for accommodation in Aldeborough I'd look elsewhere next time. I want a much better standard for the money charged.
