We were made to feel very welcome at this lovely B&B. Our hostess was friendly and warm without being intrusive. Nothing was too much trouble. We made two special requests and, without demur on both occasions, she accommodated our wishes very graciously. The house is old and elegant, the garden beautifully designed and cared for. This is a haven in the middle of Woodbridge. A minute from the high street, it is quiet with a calming atmosphere. Our room was comfortable and spacious; breakfast was delicious. I would return here without hesitation.

Room Tip: Although only two, we were offered the large Family Room at a reduced rate. We had a sitting area with two sofas, coffee table and TV in addition to the partitioned-off bedroom area and the en suite bathroom.

Just returned from 3 nights stay at st annes school house. It was a perfect base to explore woodbridge and suffolk. Right in the middle of woodbridge with loads of excellent places to eat. Room was spacious and clean, breakfast was perfect. Would recommend and definitely stay again

We stayed here for a mid week break having read the reviews on Tripadviser. So glad we did. What a charming B&B! Have stayed in several B&B's around England and found the double room here to have the comfiest bed we've slept in. The room was comfortable, quiet and charming. The bathroom was very spacious compared to some we've been in and the shower was huge.
I must just answer Rebecca1pink's previous review of the towels and say the owner has clearly bought new ones - they were whiter than white, big, fluffy and luxurious : ).

The school house is close to the centre (turn out of the lane and you are opposite "The Table" and near the waterfront, or go through the Lloyds TSB carpark gate and you are in the town) but is very private and secluded. The house has a lovely well kept garden and it feels as though you are a guest in someone's home rather than just another paying customer in a faceless hotel.

You do have to fill in a little slip to pre-order your breakfast the day before but I didn't find this an issue - everything was cooked fresh and the owner was attentive without being in your face.

We really enjoyed our short stay and left feeling relaxed and refreshed. I hope we return soon.

We booked 2 nights for a last minute weekend stay in August. We were surprised to find somewhere so easily for such a peak weekend so this was a big plus.

The B&B is well located - less than 5 minutes walk from the water and restaurants in Woodbridge (do book for a Friday or Saturday night). If you have a large vehicle you may struggle up the lane it is located on but if you have a standard hatchback you are fine. The B&B has it's own carpark. The B&B is in a lovely old building.

Do note if you intend to spend any time at the B&B that there were no communal areas.

The owner (Lesley) was not there to meet us but had left clear instructions on where to find a key. She had also been helpful when asked on restaurants in Woodbridge which meant we had sensibly booked!

If you are looking for a boutique B&B then this is definitely not the place - think cheap ikea furniture however the room we had (the twin) was very pleasant and the bathroom obviously relatively newly fitted. The absolutely worst thing about this B&B was the towels - I would have binned the ones we were given at home - they were supposed to be white but were grey and were so hard they exfoliated my skin! I was disappointed to then find I had the same towel the next morning. We had left in a heap so had now idea who's towel was who's when they were hung up for us either! The towels should be binned and an urgent trip to M&S or White Company be made!

Breakfast had to be ordered the night before which meant it was freshly cooked for you although you had to think about what you wanted in advance!. It was nice but not amazing (I've perhaps been a bit spoilt in the past with some amazing breakfasts). I didn't feel stuffed afterwards which I normally do at B&Bs although maybe this was a good thing!!

Overall I would recommend this place for the location, the price was very good and Lesley was a very pleasant host.

Well located between the main pedestrianised Thoroughfare and the attractive railway station & river, tucked away and quiet. Convenient for strolling round town. Large house, attractively decorated & furnished with interesting art on the walls and books to browse. Lovely garden. Shed for our bikes. Easy parking. Warm welcome. Fresh milk on request. Breakfast a cut above. Our double room was fine, likewise the private bathroom adjacent. Everything worked that should have done, everything we needed was there. All in all, a very pleasant place to stay, we felt very comfortable there and wouldn`t hesitate to return.
