Very nice and very clean, wonderfully comfortable bed and great breakfast to boot. Ideal location just short walk from river and tide mill and most amenities. Lesley certainly went the extra mile for us for sure, Many thanks Lesley!

I stayed at St Anne's School House for 2 nights with my boyfriend when we cam down for a school reunion. Lesley was really welcoming from the outset, the room was well equipped, spacious and clean- and the bed was so comfortable!
Breakfast was pre ordered the evening before, with a great choice of cooked food and fresh fruit.
St Anne's School House is brilliantly located in the middle of Woodbridge, walkable to loads of great pubs, cafes, shops and the River Deben.
I would definitely recommend staying here and hope to return in the summer for a wedding!

We stayed two nights in Lesley's delightful B&B and were so glad we did. The room had everything you would want, TV, free wifi tea and coffee making utilities, hot water and comfy beds. Breakfasts were outstanding in their range and quality with Lesley going out of her way to ensure her guests had all they wanted.
A huge bonus was the parking space which is a god send in a town like Woodbridge. My Mum and I also were able to take advantage of St Anne's close proximity to the shopping street and the great pub (the Anchor) just a short walk away for meals.
Be warned that the "street" leading to the B&B looks more like a driveway, but the problems I had finding it were entirely mine.
I would have no hesitation in recommending St Anne's to family or friends.

This is a pretty bed and breakfast, we had a large, very clean bedroom with sitting area. Great to have parking space, lots of hot water and good breakfasts. Woodbridge is a very nice town with good pubs.

stayed for one night at this B&B. Lovely old house and the owner is very friendly and helpful. Lovely breakfast in the morning. Owner recommended restaurants to eat in. We stayed in the double room with private bathroom which is just next door to the room and no one else has access.
