“Relaxing break”

Just returned from a week's break in The Farrier's. The barn is warm, cosy and spotlessly clean. Its well equipped, and unusually has a reasonable TV for a holiday home. The bathroom is bijou, but on the plus side, unlimited hot water and a good shower.
The location is perfect, its rural, but has lots to offer within a short drive. The property is on an estuary which is so pretty, and lots of good walks direct from The Barns.
Emma and her father were very helpful, but not intrusive. Emma organised a massage and facial by Bev, who lives locally. She's also very knowledgeable about local pubs, and which ones allow dogs inside.
Could have easily stayed another week, as we didn't manage to fit in everything we'd like to do !

Booked to stay in the Estuary barn with family and in-laws. From the first interaction with Emma the whole experience could not have been better.

The barn was beautifully warm and had great fittings - this is about quality not the cast-off furniture you so often get. Everything was clean and comfortable with all the equipment you need when you are in another's kitchen. The beds were so comfortable and the bathrooms seems to have an unlined supply of proper hot water.

Emma suggested some walks and places for lunch with the Golden Key in Snape (a 30 minute walk along the Suffolk costal path) and the Jolly Sailor in Orford proving to be fantastic venues for lunches.

Very dog friendly which is very welcome and the entire Iken barns team could not have been nicer.

Thanks very much for providing such a lovely place to get away from the city too.

We stayed in Long Reach Barn in September 2012 and sadly had to cut short our holiday.

When we booked we specifically asked who lived upstairs as we were concerned about noise levels. Emma (the owner's daughter) assured us it was only her father and that we wouldn't hear anything.

Unfortunately there is no sound proofing between the two floors so a lot of noise could be heard from the owner, his wife and for the first two nights, their guests.

Two of the property's bedrooms are directly below the owner's and for the first three nights we were kept awake by snoring (I complained to Emma on the Monday). I was woken at 0630 on the Sunday morning by the owner's mobile phone ringing and then having to listen to the conversation. You could hear people walking about upstairs and we were woken at 5am a few mornings. We could even hear their toilet habits unfortunately! The owner's entrance hall is off the lounge to Long Reach (separated by a door and large stain glass window) so were continuously disturbed by their constant comings and goings.

We have stayed in many 4/5 star properties and in our opinion this property is definitely not 5 star. Personally we feel a 5 star property doesn't provide:

dirty microwave
dirty aga
dirty/rusty baking/roasting tins
belfast sink in the kitchen badly stained and pitted
dirty blind in the kitchen (dirt, grease and cobwebs)
cracked wooden toilet seat which habours germs
stained toilets
stained handbasins with rusty wastes
horse poo outside our front door (four lots that were not removed during the week)
a bathroom door which you can't close properly without waking up the whole neighbourhood, also the front door and lounge door did not close properly
rusty toilet brush holder
duvets hanging out of their covers because the buttons have fallen off and not been replaced
dog, horse and chicken poo not cleared from lawned areas

There is a huge problems with flies and mosquitoes in the property. This is probably due to the estuary at the bottom of the garden and livery next to the barn. There was an electric fly zapper machine but the flies were too clever to go near it!

We raised the above issues with Emma and we hope they have all been dealt with now.

We were offered a small amount of compensation for which we asked to be donated to the Many Tears Charity.

I am sorry you felt Iken Barns was an unsuitable destination for you and that we did not feel your request of a 75% refund was appropriate but were happy to compensate you £100 which you asked to be sent to Many Tears, I have covered individual points with you but would like to respond to your review as follows:

We have thanked you for bringing the issues you had with the property to our attention and those we feel appropriate have been acted on. The snoring/noise from above was raised on the Monday Morning and when I checked with you on the Tuesday you reassured me you had had a much better night, I did say if there are any problems don't hesitate to let me know but no other issue was raised until your departure.

Although it is impossible to please everyone I can confirm that Long Reach is our most popular property and most guests book time and time again to return, both guests either side if you have re-booked, one for three weeks next year and the other for a number of return visits. This is only the second complaint we have had for this property over 6+ years of letting and it is let for over 80% of the year.

We can only now apologise that you were unsatisfied and hope you are able to find more suitable accommodation for you in the future.

We took a Silver Wedding Anniversary party of 19 adults and kids (and 7 dogs) to Iken on recommendation from some Viszla owner friends. We were not disappointed.
Being avid dog walkers, we find it hard to find good accommodation that is quality and truly dog-friendly. And of course then there is the issue of cost? Well fear not - Iken Barns is just that and more.

We had a wonderful time visiting each of the barns accommodated by our group – each one with a slightly different feel. All very well furnished and Long Reach being a real find. Not fans of open-plan living, we were quickly converted by the sociability of all being in one living space and a great time was had by all. Indeed can one give a better accolade than the sigh we gave on leaving, “We could live here!”

The barns are airy, light and furnished and equipped to a high standard with under-floor heating in most if not all. The decor is modern and contemporary – very a la the nearby chic of Snape Maltings but still very homely and cosy. 'Home from Home' leather sofas. Agas in two or three barns but they are something I need to get used to! (I can also imagine a cold winters evening with a roaring open fire – I must go back!). And one of our guests was keen to ‘appropriate’ the carved wooden seat in Bay View – if his car had been big enough!

We had a fantastic self catered Wedding Anniversary dinner for 19 in their Hardys Barn and found this to be an excellent location for a function. Seating wise, to cater for more than 20, you may need to make enquiries. Simple but very warm, contemporary and very well decorated. My crowd loved it.

Our guests left us on the Monday, and we then moved from the luxury of Long Reach to the economy of the smaller Farriers Cottage for the rest of the week but the comfort and enjoyment level did not dip. Best ‘small’ accommodation we have stayed in. The notable features are cleanliness, attention to detail (torches, Binoculars) and above all, excellent available light in all the barns.

The location is fantastic – a great base for some entertainment and activity of all kinds – something other parts of the East Coast can lack (Southwold, Woodbridge, Aldeburgh, Orford, and if all esle fails Ipswich for retail therapy). To balance it, there were some flying pests - but these have been catered for with electric and hand swats in each room - still take some spray for insurance. Not a criticism - only to be expected for such a waterside location and it is after all, a working horse stables and farmyard.

The views from the site are to die for - a stunning spot on a very picturesque part of the Suffolk coast – the peace and quiet of the Alde Estuary is breathtaking and, weather permitting, the local walks are numerous and fantastic. And even when the weather let itself down, we found a wild walk along the nearby beaches a thrill. The Vizzies loved it.

Emma and Richard were genial hosts – so friendly and helpful - and small touches like fresh flowers in each barn make a difference. Their Reception Office also provides a good centre for enquiries if needed. Nothing was too much and their hospitality was a key feature.

We will be back!..........that’s not a threat but a promise.

Room Tip: Go for the bigger rooms for space and views - but dont ignore the smaller rooms. Still excellent.

We spent a week at Iken Barns in January 2012 and it was a highlight of our vacation. Our two bedroom unit was well equiped and comfortable. We spent every evening in front of the stove watching TV, using the Internet and reading. The kitchen had everything we needed to cook delcious meals and the bedrooms with ensuite bathrooms were spacious and had everything we needed for a great stay.

We used this as a base to visit lots of sights in Suffolk including Ipswich, Sutton Hoo and the Snape Maltings. We went much farther afield as well but were always delighted to get back to our cozy home away from home.

I would recommend this to anyone who want a quiet and comfortable place to stay.

Room Tip: We stayed in the Estuary Barn and loved it. You do need to climb steps however to stay in this secon...

utterly lovely setting, very welcoming owners, and perfect mix of relaxing and activities for kids

Emma and Richard (daughter & son team) run a really lovely set up that myself and all of the 30 odd in our party felt we'd all really live to return to

Lots of space for the kids to enjoy and plenty of relaxing verandas to hang out and sup beverages on for the adults.

Planning the return visit as we speak! ;-)

We were greeted by Emma upon arrival, with a warm welcome and some lovely flowers in our accommodation , I thought this was such a lovely touch.
The whole place /venue is amazing if you love animals ,country life/walking , peace and stillness, then this is for you, We stayed in Greenacres, which suited us perfectly, everything was catered for, and such a wonderful shower !!
Our stay was made perfect by the resident four legged friends Zulu and Biba' who my dog Manuka thought was great fun, and I loved watching them play.
Would I go back------you bet
