We stayed in Old Mill House for a week. It is excellent value for money, situated along with six other properties in the same ownership and management in an idyllic location with grassy banks leading down the Alde Estuary and mudflats. The views have to be seen to be appreciated as I would have been unconvinced by my own description, but they really are delightful, as are the walks along the beach both north to Snape Maltings and east to St Botolphs church.

Emma was more or less always on hand to help out if we needed advice on anything. The other barn conversions look superb, and with a large function room recently added, the complex is already attracting activity groups and the like. There is no doubt that we'll return to Iken sooner rather than later, probably staying in one of the apartments with river frontage.

We can't recommend Iken Barns highly enough.

Had a wonderful cosy stay at Estuary Barn. The weather outside was frightful, but this just made Estuary Barn all the more welcoming. It was beautifully warm and draft free. The standard of re-furbishment and accommodation was excellent, with plenty of feeling of space. light and warmth. We cannot recommend it highly enough.

Had a fantastic weekend with 2 other couples and our border terrier. This was our second trip and we will definitely come again. We stayed in Bay View Barn both trips. We love the location, decor and friendly owners, such a relaxing break. Lots of great walks really close to the barns and great outside area. Our dog Monty loved playing with the other dogs on site and it was great for us being able to just let him burn off steam in the garden. Emma was very accommodating with our queries and made us feel very welcome and at home. Would definitely recommend.

We have just had yet another stay at Iken Barns, two weeks for Christmas and new year, absolutely fabulous. The setting is magical, whatever it is your looking for the chances are you will find it here, there is walking, boat trips, horse riding(the stables are next door to the barns) some of the best fish and chips you can have,loads of wild life to see, brilliant for birds. Anyway we love it and will be back as soon as possible.

Room Tip: Any of the barns are very good value.

Just returned from a week's break in The Farrier's. The barn is warm, cosy and spotlessly clean. Its well equipped, and unusually has a reasonable TV for a holiday home. The bathroom is bijou, but on the plus side, unlimited hot water and a good shower.
The location is perfect, its rural, but has lots to offer within a short drive. The property is on an estuary which is so pretty, and lots of good walks direct from The Barns.
Emma and her father were very helpful, but not intrusive. Emma organised a massage and facial by Bev, who lives locally. She's also very knowledgeable about local pubs, and which ones allow dogs inside.
Could have easily stayed another week, as we didn't manage to fit in everything we'd like to do !

Booked to stay in the Estuary barn with family and in-laws. From the first interaction with Emma the whole experience could not have been better.

The barn was beautifully warm and had great fittings - this is about quality not the cast-off furniture you so often get. Everything was clean and comfortable with all the equipment you need when you are in another's kitchen. The beds were so comfortable and the bathrooms seems to have an unlined supply of proper hot water.

Emma suggested some walks and places for lunch with the Golden Key in Snape (a 30 minute walk along the Suffolk costal path) and the Jolly Sailor in Orford proving to be fantastic venues for lunches.

Very dog friendly which is very welcome and the entire Iken barns team could not have been nicer.

Thanks very much for providing such a lovely place to get away from the city too.

We stayed in Long Reach Barn in September 2012 and sadly had to cut short our holiday.

When we booked we specifically asked who lived upstairs as we were concerned about noise levels. Emma (the owner's daughter) assured us it was only her father and that we wouldn't hear anything.

Unfortunately there is no sound proofing between the two floors so a lot of noise could be heard from the owner, his wife and for the first two nights, their guests.

Two of the property's bedrooms are directly below the owner's and for the first three nights we were kept awake by snoring (I complained to Emma on the Monday). I was woken at 0630 on the Sunday morning by the owner's mobile phone ringing and then having to listen to the conversation. You could hear people walking about upstairs and we were woken at 5am a few mornings. We could even hear their toilet habits unfortunately! The owner's entrance hall is off the lounge to Long Reach (separated by a door and large stain glass window) so were continuously disturbed by their constant comings and goings.

We have stayed in many 4/5 star properties and in our opinion this property is definitely not 5 star. Personally we feel a 5 star property doesn't provide:

dirty microwave
dirty aga
dirty/rusty baking/roasting tins
belfast sink in the kitchen badly stained and pitted
dirty blind in the kitchen (dirt, grease and cobwebs)
cracked wooden toilet seat which habours germs
stained toilets
stained handbasins with rusty wastes
horse poo outside our front door (four lots that were not removed during the week)
a bathroom door which you can't close properly without waking up the whole neighbourhood, also the front door and lounge door did not close properly
rusty toilet brush holder
duvets hanging out of their covers because the buttons have fallen off and not been replaced
dog, horse and chicken poo not cleared from lawned areas

There is a huge problems with flies and mosquitoes in the property. This is probably due to the estuary at the bottom of the garden and livery next to the barn. There was an electric fly zapper machine but the flies were too clever to go near it!

We raised the above issues with Emma and we hope they have all been dealt with now.

We were offered a small amount of compensation for which we asked to be donated to the Many Tears Charity.

I am sorry you felt Iken Barns was an unsuitable destination for you and that we did not feel your request of a 75% refund was appropriate but were happy to compensate you £100 which you asked to be sent to Many Tears, I have covered individual points with you but would like to respond to your review as follows:

We have thanked you for bringing the issues you had with the property to our attention and those we feel appropriate have been acted on. The snoring/noise from above was raised on the Monday Morning and when I checked with you on the Tuesday you reassured me you had had a much better night, I did say if there are any problems don't hesitate to let me know but no other issue was raised until your departure.

Although it is impossible to please everyone I can confirm that Long Reach is our most popular property and most guests book time and time again to return, both guests either side if you have re-booked, one for three weeks next year and the other for a number of return visits. This is only the second complaint we have had for this property over 6+ years of letting and it is let for over 80% of the year.

We can only now apologise that you were unsatisfied and hope you are able to find more suitable accommodation for you in the future.
