“Peaceful rural retreat”
Reviewed 9 May 2014

Spent two night here for a brief explore of central Suffolk. The owners were very friendly and had tea and biscuits on the garden table for us as soon as we arrived. Staying for talk to us and answer or questions and most importantly come up with some good recommendations as to where to eat that night. Breakfast was a real farmhouse fry up just like we used to have at my wife's family farm along with cereal, fresh fruit and toast. We had our dog with us and were able to walk her on the farm which is a working arable farm. Everything was clean and tidy and our double room had a large modern en-suite. Excellent location to explore the central Suffolk coast and RSPB Minsmere from.

Room Tip: There are only two rooms a double and a huge family room with a double and two singles.

Stayed here for 3 nights, had a lovely welcome with tea and homemade cake. Rooms very comfortable, clean and charming, welcome good and breakfast particularly impressive with locally sourced ingredients and lots of choice. Grounds are lovely and peaceful with a big garden and fields all around. Owners were relaxed and very friendly, particularly with our little one, who they provided toys and crayons for, which made us feel very relaxed despite her running around. good location close to local attractions but very peaceful. Overall a lovely experience, would recommend and come back next year.

A lovely homely farmhouse B&B in the middle of the Suffolk countryside. We were given a warm greeting and shown to our great double bedroom complete with loads of exposed beams and it's own separate staircase. The en-suite shower room was very spacious and had a lovely aspect to the back of the house. There was a separate sitting room for guests complete with log-burner and TV - perfect for a winters evening. Breakfast was all you could ask for, we had a full cooked breaskfast but there were plenty of jams (some home made) , marmalafe and cereals also available. Thoroughly recommended.

The stay at High House Farm started well but rapidly went downhill. We stayed there on the 6th and 7th Sept and arrived late which was prearranged with the owner. We were met by a very nice chap (who I think was the owners son) who made us tea and was very welcoming. The next morning we went downstairs for breakfast where the same guy took our breakfast order of boiled egg and poached egg on toast. From the kitchen we heard the owner say 'they can toast their own bread!' However we were prepared to overlook this along with the cereal that had gone soggy as it was left with the boxes open and also the fly's landing on the bread which was left uncovered in the dining room. We ate and then the owner cleared the plates and informed us that we would have to have breakfast at 9:30 if we wanted anything cooked the next morning, otherwise we would only be able to have cereal and toast. We agreed to 9:30 however after attending a wedding (the reason for our trip) we arrived back to the accommodation later than planned on the Saturday night. Therefore we missed breakfast and were woken up with the owner shouting up the stairs at us to get out of bed. Slightly bemused we clarified that she was talking to us and were told 'you need to get up and pay your bill as I have to go to church.' After going downstairs to discuss our checkout time we were informed that '11:00 was a checkout time not a get up time' (it was only 10:20 at this point and we had clarified 11:00 checkout over the phone earlier in the week) and that the owner 'had a life as well you know!' I paid the bill and was accused of paying £20 too little even though I had sent a cheque as a deposit to cover this which had obviously not been recorded. On returning upstairs to wash and pack the lady shouted to tell us that our 'invoice was on the table (which included the now located £20 deposit) and to let ourselves out'. The whole experience was like being spoken to like a school child, an experience I hope by writing this nobody else will have to go through. Oh, and the final thing, everywhere smelt of fried breakfast as the kitchen door was left open as food was being prepared so the greasy smoke spread everywhere. Apart from the nice chap who welcomed us........an awful, awful experience. Not cheap either, £70 per night, should've booked a hotel or better still hired a cottage.

Room Tip: Stay somewhere else.

This 15th century B&B is partially moated and on a working farm. We had the spacious family room with 3 beds. The massive wooden rafters add to the charm and ambiance. Also available is a guest parlor with TV and books, a beautiful breakfast room, lush gardens, and paths into the adjoining woods. On a quiet country lane, the house is only 10 min to Framlingham and 25 min to the Suffolk coast. Owners Tim and Sarah Kindred and their son George were extremely helpful. At their suggestion we ate at the Dennington Queen and had one of the best meals of our trip.

Room Tip: If you are traveling with 3 or more, ask for the family room with its views onto the both the front...
