To say the Portofino is a B&B is stretching things a bit. It's more like self-catering apartments. The landlord requires a call thirty minutes before arrival as he doesn't reside at the property and needs chance to get there and let guests in. He made us feel welcome and was a very pleasant, helpful chap.

From the outside the property looks like a modern, detached, suburban house. There is room on the gravel drive to park three vehicles and on road parking is discouraged. The location is around ten minutes from the centre of Guildford by car/taxi and there is a bus stop right across the road. There is a BP garage, large Sainsbury and local shops close by.

The gardens, both front and back, are over-grown and neglected. The large decked area to the rear is devoid of any furniture or plants, unless you count the old tin can filled with cigarette butts. Once inside, this sense of neglect continues. As far as I could tell, all the rooms, apart from the kitchen and dining rooms, are guest rooms. The theme is modern and there are some nice modern features. The rooms are a reasonable size, although the ensuite bathrooms are on the small side and our shower verged on the pokey. Clearly, the Portofino must have been impressive when it was first set up, but now tiles are cracked, bed linen is mismatched, walls are stained and there is a general air of the place needing a good cleaning and airing.

Breakfast means braving the shared kitchen with minimal kitchenware and food to use it on. There was a fresh pint of milk in the fridge and the muesli seemed fresh enough, although a little rooting through drawers (while trying and failing to locate a teaspoon) revealed a rather out of date bag of porridge oats. The draining board was full of crockery and cutlery from other guests and we added ours to the pile rather than use the rank and rigid tea towel.

On a positive note, the sleigh bed was very comfortable and I slept well. The location is quiet and convenient. The owner is helpful and friendly. If the property had a minor refurb, the garden was landscaped and the whole place rebranded as either a short-term let B&B, or longer-term, self catering accommodation, then it could be a little gem.

Room Tip: I think they're all pretty much the same.

The Portifino is a house in a normal neighborhood, gravel drive for parking your car, and a back garden with decking for use. The landlord does not stay there therefore you need to call 30 mins before arrival to make sure that someone is there to let you in.

The room and ensuite were clean and spacious. There is a LCD TV approx 20" plenty big enough for the room. There is a wardrobe to store clothes, ect, pretty scarce on the hangers though, I did not need them so no biggy for me. There is a kettle for tea and coffee. Coffee was in the room however my wife drinks tea and there was only one tea bag in the room and no more in the kitchen that I could find, she was NOT happy.

Breakfast is self serve, fruit, yogurt, toast, orange juice in the kitchen. If you want a hot meal you have use of the kitchen, there are glasses, cutlery & limited cooking equipment.

This is a nice place but lacks that welcoming feeling, the place is a very plain with no life, just a bed and use of a house.

I stayed for a weekend with my 3yr old grandaughter in feb.The owner/managers were extremely helpful and welcoming. On arrival we were greeted warmly and my grandaughter was made to feel at home,which was really nice. We were shown to our room and chatted for 10 to 15 mins. The b&b was immaculate everywhere,modern but tasteful furniture and decor. we both had an unbroken nights sleep,great mattress and crisp clean bedding.plenty of tea and coffee with kettle and flat screen tv with freeview. It was a most enjoyable stay with continental breakfast but plenty of choice.We will definately be staying again.

Will stay again, clean, warm and close to all amenities, perfect for weekends out in town, my friends have stayed on numerous occasions and they were really satisfied, great value for money I would strongly recommend it !!!

Exceptionally clean ,very convenient for the Festival we attended and very good value for money.
Very relaxed and easy going. More like a holiday home than a basic boarding house.You are free to come and go as you please.Good variety for breakfast and use of the kitchen if you want to make your own cooked breakfast, lunch or dinner

Me and my husband and 10 month old daughter stayed over for 1 night for my aunties wedding. We needed a cot in our room and was told on booking this was not a problem. We arrived at 10am and was shortly met and showed to our room. The room was lovely, very clean and tidy with a nice en-suite. The cot wasn't in the room but we were told it would be dropped off that evening. Having a wedding and reception to go to I thought this would be fine but was a bit worried..... i was right to be. We arrived back at 10pm with our 10 month old daughter to find no cot had been left! This resulted in her having to sleep in our bed with us all night. Being a baby she kept us up all night wriggling about and waking up at all hours as she didn't have her own space. We had been up since 5am that morning as we drove there from Lincoln so needless to say we were extremly tired and this was very upsetting for her and us! We walked out of our room the next morning after no sleep to find the cot outside our room! There was also no electric so could not even make her a bottle! After my husband rang the owner he arrived and fixed the electric quickly but was told he dropped the cot off at 10.30 that night! Whoever thinks that 10.30 is an appropriate time for a baby to sleep is a moron! All we got for my husband complaining was £10!! We won't be staying again!

This isn't a hotel, it's not a b&b, it's not even a guest house - it's just a house. No amenities, wi-fi is poor, tv reception is poor and no way would I eat what was left around for breakfast. You certainly get what you pay for but I'll be instructing our travel agents to remove it from the list - they couldnt believe their luck when they got something for £45... I guessed what was coming. there was a bed in the room and a tressle/paste table contraption with a kettle, freeview box and small portable tv, and a chair. 10 minute wait outside after phoning the number on the front door for someone to come and 'check you in' (read 'unlock the front door and point you to your room), thin curtains and no voile meant you were up at sunrise. saving graces - at least it was clean and the bed was comfy. Never again though.
