I agree with another guest's review. A hotel should provide hot water at all times of the day. The proprietor is well aware of this and admits the water is on a timer and cannot cope if other guests use the water before you do. Sorry, but two cold showers in one day just isn't good enough.
The room was shabby, the shower knob was broken, the furniture is old and basic.
The bedside lamp didn't work in this room, either.
The yale lock on the door was not fitted straight and did not offer the level of security one would appreciate when party-going guests arrive back in the small hours. This is very worrying as well as a disturbance.
The proprietor may defend his case, but the fact is that unless you are on a stag/hen night and really don't care what the place is like, as long as you can do exactly as you please, I would avoid this hotel.
An offer of a free drink from the bar didn't make up for a ruined weekend.
An apology from the house keeper would have gone a long way, but no-one seemed to care.

From 6th February to 10th February me and two friends stayed here. We wanted a trip to Newcastle to enjoy the nightlife. The hotel was exactly what we wanted. The staff were extremely helpful and friendly. The rooms were spacious and very clean it's close to the city centre quiet cheap in a taxi the price is exceptionally cheap as it includes breakfast each morning with a menu to choose from. The bar has great offers also. If your look for somewhere friend clean and pretty central with a reasonable price chose here we can't wait to stay again.

We chose this hotel because it allowed dogs and so our initial reaction was to forgive the owners our first impression of old chip fat smell and grubby carpets. However.......the bedside lights didn't work; our shower was cold both in the evening and morning; the hair drier was lifeless and to cap it all, our room was directly above a bar which emitted dance music most of the night. Our dog growled at the throbbing base! Our bed had threadbare sheets and the mattress was soggy and lumpy. Breakfast consisted of tepid weak coffee, tinned peaches and presumably something cooked in the ancient fat.

We left a msg with the breakfast staff, asking the manager to ring us in the hope that these issues could be resolved. He never did. We didn't stay the second night as planned, but as far as we know, still had to pay for it. We preferred the sofa offered to us by a friend.

We take issue with many points raised in this review:
1.The carpets are barely a year old and are not at all grubby.
2The entrance to the rear of the hotel from the car park passes by our kitchen which, as with all commercial kitchens may have a cooking smell at busy times. Oil is changed at least weekly in fryers; any oil used to cook breakfasts is changed daily.
3. We tested the hair dryer and found it to be working without any problem.
4. The hot water issue was raised with a senior member of staff who explained that, had the guest informed us at time, we would gave rebooted the system which would have provided hot water within minutes. Unfortunately, they did not and as with all hotels, this can be a problem if all guests are using showers simultaneously which occasionally happens at weekends.
5. Breakfast is cooked to order and we offer cereals, a selection of tinned and fresh fruit, yoghurts and a full cooked breakfast. We have taken on board the comments about the coffee and have changed supplier.
6. We understand that the weekends can be lively in Newcastle and the fact that we have a bar is displayed on all booking agents and on our website. Most weekend visitors see this as a bonus, perhaps more careful attention to our hotel description would avoid guests booking a hotel that may not be to their requirements. The bar does however close at midnight and we are situated in a upmarket area of Newcastle with few problems.

We are sorry that these guests felt disappointed with their choice; the Manager did in fact explain our refund policy and we apologised for the light bulbs,simply an oversight by housekeeping. However, we do feel that we offer a high standard of accommodation and service at reasonable prices and many of the comments made are unjustified.

stayed here for 2 nights Sunday and Monday 15th December 2013 whilst visiting family staff were friendly got a very good deal which included breakfast room was clean and we were at the back so was nice and quite, room was clean furniture a little tatty but beds very comfortable, tea and coffee in room along with biscuits, room was cleaned and clean towels the next day breakfast was lovely and freshly made plenty of cereals and juice to choose from, I will say is not a 4 star but it did for us as we were only sleeping there

Room Tip: room at back as Osbourne Road is busy

I booked this place as was staying in Newcastle for a friends birthday with my boyfriend. We were originally going to stay in town, however I prefer small family run places whoever possible. This hotel seemed nice on arrival, and the man at the reception was very friendly. The problems started once we entered our room...went to plug in my charger and found a lovely stained hen party sash from a previous occupant, the furniture all looks like it's been found in a scrap yard, the door on our bathroom (room 3) did not close and the shower leaked. This however was all insignificant in comparison to waking up and not being able to have any hot water and a window cleaner peering in at the window (on the second floor). When I went to complain all I got from a member of management is that the manager was away and if I'd come and found her she would have put the boiler on for me...why should anyone have to walk around a hotel to find someone to allow them to shower?! Surely if you are paying for a room, a hot shower is a basic essential! The lack of any responsibility to be taken for this once mentioned was also incredulous. Would not recommend and would never stay here again.

We are sorry that this guest feels her stay was disappointing but must respond to some of the unjust points raised.
We understand the hot water issue but, unfortunately in all hotels this can be an issue if all guests shower at the same time. Our housekeeper offered to reboot the system which would have taken about 20 minutes and was met by a torrent of abuse from the guest, for which she later apologised. As for the window cleaner, he was simply doing his job, not peering into the room.
We also disagree with the ridiculous description of 'scrap yard furniture': the room the guests was staying in is shown clearly on all booking sites and is large, airy and has a good size ensuite with bath.
Finally, we are 4 star AA assessed guest accommodation and as such have to meet high standards from inspectors. If the guest thought she was getting a 4 star hotel then maybe she should have paid more regard to the booking process and booked a City Centre hotel where she would have paid at least double the price!

I stayed here on the 23rd December as I was attending a friend's Wedding nearby. Despite the fact that I was the only guest on this date, I was made to feel welcome by Kath who showed me to my room and helped me find my way around the local area.

The room was comfortable enough and very pleasant. The shower room was nice and the Hotel supplied it's own toiletries which was a bonus.

The breakfast was a typical English and was lovely. There was also plenty of cereals and the usual dry items also.

Overall a very nice stay and i would have no problem recommending this Hotel to others.

Very welcoming on arrival, even had our cases carried to our room, food was amazing, sociable atmosphere, granted the student bar was underneath we barely heard any noise at all so why people have left bad reviews i dont know...highly reccomended and i'll certainly be back again!
