Arden Hill Farm is a beautiful property, with great views from both the front and back of the house.
16 of us stayed here for our friends hen do and we had a fantastic time.
The Kitchen and bathrooms were all clean , modern and a good size.
The large dining table and living room made for excellent group areas for all of the girls to hang out and eat meals.
The beds were comfy and the bedrooms were clean, along with this, the house was nice and warm at all times!
The best feature of the house has to be the hot tub. It was big enough for atleast 7 of us at one time and really added that extra touch to the house.
My only critisisms would be that some elements of the decor could have done with a little bit of rejuvenation. In one of the bedrooms there was a hole in the wall, hidden by a wardrobe. Some of the light shades could do with being replaced, and the speakers in the living room didn't seem to work.
Despite these flaws , we had a brilliant weekend and could not have stayed at a more suitable place. I would definitely recommend this property!

“Great value for money”

We stopped at this property with family over the bonfire weekend and didn't leave a review at the time as the house was great and the service from their team was good. I know we should leave reviews after every stay but sometimes we forget!
Since then I have noticed a very critical review shortly after our stay and I feel the need to add our positive review. We had a lovely stay and all our party had a great weekend.
The hot tub in particular is a great bonus and as the previous reviewer stated is in the front driveway, however this is a perfect location for it as the views are fantastic!
The house is a great base for exploring the surrounding area with taxi's easily available in the evening and plenty to see and do.
We will definitely be making a return visit.

Not far from home for us, wanted a place so all family members could come and relax, it's out standing accommodation & grounds. will be looking to the future to book again.

“Great Girls Escape ”

We stayed at this property as a girls getaway. We try to do something every year for some peace and quiet away from the guys.
It is a traditional farmhouse but done in a modern way, yet still keeping traditional features.
The hot tub was a real bonus it was nice and hot and was great with a few glasses of prosecco.
We also had a beautician come and do some massages and a manicures for only £25 each,leaving us feeling very pampered and relaxed.
Well equipped, very warm and cosy with lovely views and a great location.
We enjoyed a game of pool in the snooker room as we did not know how to play snooker but it was great fun!
Nice rooms with comfy beds. It was lovely to all sit together in the dining room for dinner and it was next to the kitchen so easy transfer of all the food and cutlery.
There are other holiday properties on the same site but in a separate location so it all felt private and special.
I would definitely recommend this property! My sister is getting married next year and it would be the perfect place for a hen party.

We stayed at Arden Hill Farm House as a family get together as we all live in various parts of the country now.

The location was great as it was very central for everyone to get to.

The house is lovely with beautiful views and really good sized rooms. There was a big hot tub and a snooker table so lots for us all to do.

We went on some nice walks and when going out at night Stratford was only a short taxi ride away and there were some great restaurants and pubs. We were advised to pre book the taxis which we did and this worked well as it was a busy weekend.The house had some lovely gardens and we had a kick around with a football on some land at the back that the owners said we could use.

On one night we had an some catering done for us by a chef that the owners recommended and it was amazing food and saved us cooking.

Overall the house was well equipped, in a great location and worked very well for us. It was also very good value over the 3 days between the 16 of us.

The heating was very warm until we found the thermostat but was fine when we knew we could turn it down;certainly better than being cold.

We wanted to rebook for a week in the summer next year but unfortunately it is already booked for our dates but the owners have got a bigger house that we are considering but just need to find a few more people.

Highly recommended and would return without doubt.

“Terrible value for money - not luxury, not very nice at all.”

We stayed at Arden Hill Farm House in early September, a party of 16 including several young children. While there was a good amount of space we found the property to be basic, very tired and run down with many things that were broken, faulty, and damaged. The pictures given on the website and on here are from many many years ago.

This is not luxury accommodation and all our party felt it was terrible value for money. We have stayed in many similar types of properties, including those with hot tubs and pools previously. This is the first time we have been disappointed and the first time we have ever left a negative review.

When I contacted the owner with my feedback, after alerting them to some problems during the weekend and again as we left, and asking for compensation because we had all been so very disappointed, all my points were dismissed. Below is a description of the problems we noted over the weekend.

Water leaked from one ensuite shower through the ceiling.
Shower door in other ensuite doesn't close by about 10 cm.
Both other showers heads and hoses in main bathrooms are falling apart and shower holder does not fit the shower head.

The back of the outside bench fell off when we sat on it - rotted right through, and person fell off (and there was evidence of previous attempts to bodge a fix at this point so clearly it was known there was a problem). Table also had rotten planks hanging down.

Some chairs in dining room/ kitchen (at least 6) the cushioning in the seat has collapsed, so you balance on the square wooden frame, essentially falling through the middle of the seat. Highly uncomfortable. Bent curtain rail in dining room. Dining room table is odd, too big to pass food across it at a sit down meal, too big to easily access all the seats, too wide for the room.

Fridge's handle broken off completely, shelves missing, shelves not strong enough for normal use and makes an awful loud noise every so often.

Blinds in kitchen dirty, door trim on oven falling off, light doesn't work in the oven. Melted trim above microwave. Board underneath oven chipped and worn out.

Hot tub is in front driveway area, which is shared space with another house. Most of our party were too uncomfortable to use it in this location.

Back garden, while mown, has an uneven and coming loose patio and path, stinging nettles around edges of garden, fences falling down in multiple places and dead plants in a sink. Odd uneven tarmac area, top of oil tank broken off and trolley in hedge. Horrible view out the back of the next door falling down barn. Not a pleasant space to be in and not safe for small children.

The snooker table is not level, pockets are missing bolts so balls just fall onto the floor, triangle broken and unusable (appears to have been attempted to be fixed with nails and gaffer tape in the past, still broken now will nails hanging out.) For neither pool nor snooker is there a complete set of balls available (for pool, cue ball is the wrong size, for snooker all the reds are pinks, and ironically the pink is missing!

Dirty pelmet in one of the back bedrooms (drips visible on it). Unclean mirrors Dirty exterior windows.
Dirty / stained carpets - really grey with dirt
Many many light bulbs gone in multiple rooms
A number of clocks around the property - all broken / flat batteries.
Broken handle on the wardrobe on landing
Radiator in utility room doesn't turn on
Ripped curtains in the first bedroom (I also had to reattach
one curtain at an end in here)
Curtains at the bottom of the stairs don’t fit
Blue tac stains in multiple places on many walls. Blue tac currently on walls
Pictures in hall very faded and stained with spray cleaning products
Picture in kitchen by back door extremely faded
Modem in bedroom 6 - flashing lights all night make it difficult to sleep
Very creaky bed in double bedroom - impossible to sleep
Downstairs toilet - whole cistern unstable, rocks when in use

Arden Hill farmhouse is a great property! We were a group of 13 ladies staying there for my best friend's hen weekend. The house is in a fabulous setting and the hot tub is just the cherry on the cake!!
I booked a wine tasting company to come out to the house to do an event for us there and the owners were more than accommodating for this.
We also used the outside catering company which is recommended on the property site - absolutely recommend this - the food was amazing and the guy who came from them was really friendly.
The house was perfect for a 2 night break for us. I will definitely be looking at the other properties in the range available for any future visits in that part of our beautiful country.
