We booked this venue for a group of friends from our bowling club to celebrate a 50th birthday party.
It was very well organised and the admin team and check in lady Dobbs was absolutely great. We we made to feel at home straightaway.

Our group arrived mid afternoon and then spent most of the evening in the relaxing hot tub -really did not want to get out.

We self-catered the first evening and then had the private chef the birthday party night it was such a treat.

House was very clean and the snooker table was also great fun.
Stratford upon Avon was 2 miles in the local taxi who also was very helpful.

We will be booking again for another get together as it was absolutely brilliant

“Perfect venue for a Hen weekend or large group/Family get together!”

Had an amazing weekend at Arden Hill Farm House for my sisters Hen Weekend.
Antonia & Jane were really helpful in the run up to the weekend with all my questions.
We brought a bbq along, was allowed to use the large garden for a Hen Activity & the Hot Tub was such a bonus!
The property was big enough, clean enough and had everything that you need for a weekend of celebrations!
The Farmhouse could do with the odd lick of paint in places and the pressure of the showers could be looked at, the carpet areas were clean but stained so maybe a new carpet which hides marks maybe a thought when it is replaced but everyone had such a fab weekend that the minor faults didn't really matter.
If we can get everyone together again, we would love to return for a reunion!
Thank you x

“Beautiful views, house needs some attention!”

This house is NOT high end decor. It is a big house, that needs a refresh. It was not cleaned very well, it's dusty and cobwebs everywhere. Mould behind some curtains and in ensuite.

The hot tub was great to use, despite the "lid" hiding the stunning views but smelt unclean, not like a hot tub would usually smell.

The bathrooms are clean but some mould in ensuite, needs an extractor. The shower pressure was poor, on all showers, and if one or more person used other taps it would be either freezing or boiling!

It would also look nicer if the patio in the back garden was made safe, so holes and uneven slabs were taken care of.

Fire/ house alarm went off and no one answered EMERGENCY numbers they left us to call.

“Great accommodation for a large group”
Reviewed 16 April 2017 for a stay in April 2017

We booked this house as it slept up to 16, has a hot tub, pool table and lots of space inside.
We were greeted by Debbie who showed us around in detail answering all our questions about the house. Unfortunately, she did not show us how to work the left hand side of the oven (something we couldn't get to work!). She did however, take photos of the pool table before she handed over the keys as I noticed scuffs - something we did not want to be liable for.
The hot tub was great to use, despite the "lid" hiding the fantastic views of Stratford! The pool table was used and enjoyed.
All bedrooms were modern, made up and clean. There were small flat screen TVs in every bedroom (although we did not try to use it!).
The bathrooms were clean with fresh soft towels - the bath was lovely. The shower pressure was poor, and the temperature would randomly switch from freezing to boiling hot - not ideal!
Dining table in the front room was a great size for the party. The living room had a hifi speaker with iphone connector and sky.
By the hot tub, there was an outside table and chairs - perfect for the warm sunny evenings. In the morning we sat in the garden, but it would be great to see a larger table in the back garden. It would also look nicer if the patio in the back garden had more care to it (perhaps the hot tub used to be in the back garden?).

All in all, the house was great for 14 of us to stay 2 nights.

“Wonderful get together in a peaceful tranquil location (with great views)”
Reviewed 24 February 2017 for a stay in February 2017

We wanted somewhere where 16 of us could stay all in the same house.
We are a group of friends who have known each other for years and two of our friends are moving to Australia, so we wanted to give them a send off.
This house was great as it is very central and close to the motorways for us all to get to.
In an ideal world it would have had 7 double/twin bedrooms but there are actually 6 bedrooms so some of the rooms are a double and a single so a couple of the group had to share. It was not a problem as the rooms are very big and we have all known each other a long time.
Most of us as couples had our own rooms and bathrooms.
I guess for familes or groups of girls or guys it works perfectly.
Anyway, I digress.
The house itself is a great size on top of a hill with amazing views but only a 5 minute drive to Stratford upon Avon which was an amazing place.
There was a hot tub, a snooker table, dinning room with enough seats for us all to sit together and a nice breakfast kitchen.
Over the 3 days we had an amazing time and drank way too much champagne in the hot tub.
The property whilst not the height of luxury, was functional and warm and well equipped and the location was breathtaking.
We had looked at several options to go away and we managed to get a late deal on this property for £1199 for 3 nights Monday to Thursday which when we worked it out was only £25 each per night.
So from a value point of view is was outstanding and I dont think we could have gone camping for less.
We have discussed it since and said it would be lovely to go back when the weather was warmer and so we will definately keep our eye on the special offers.
All in all a very pleasant break in a great house and amazing location.
As Arny once said 'We'll be back'

Stayed here for a hen weekend. Accommodation is spacious but has some real issues in terms of maintenance.A bedroom window fell out completely from its frame. This was a sealed unit, not an opening window!Dangerous and a security issue. The electricity went off early hours of Sunday and was not back on prior to leaving so wet hair for the journey home!House was freezing upstairs even when warm downstairs.Shower in bedroom had mould and milldew in cubicle and on ceiling.Bed was wobbly, one of legs was on floor behind headboard. All round this place has worn carpets and needs decorating. Not worth the amount of money it cost to stay here.

“The perfect location for a Hen Do!”

Arden Hill Farm is a beautiful property, with great views from both the front and back of the house.
16 of us stayed here for our friends hen do and we had a fantastic time.
The Kitchen and bathrooms were all clean , modern and a good size.
The large dining table and living room made for excellent group areas for all of the girls to hang out and eat meals.
The beds were comfy and the bedrooms were clean, along with this, the house was nice and warm at all times!
The best feature of the house has to be the hot tub. It was big enough for atleast 7 of us at one time and really added that extra touch to the house.
My only critisisms would be that some elements of the decor could have done with a little bit of rejuvenation. In one of the bedrooms there was a hole in the wall, hidden by a wardrobe. Some of the light shades could do with being replaced, and the speakers in the living room didn't seem to work.
Despite these flaws , we had a brilliant weekend and could not have stayed at a more suitable place. I would definitely recommend this property!
