“Smelly, hot room, mouldy bread for breakfast!”

Booked premier (room 21) for one nights B & B (£183) expecting a 'nice' room. The room was on ground floor & long walk from reception, ( I had previously told them I had mobility problems). It was a warm evening, the bedroom had no air-con and was baking hot, so we opened the window which overlooked a walkway leading into the hotel and was also adjacent to the kitchen. People constantly walked past our room and looked in, so you couldn't have privacy at all as the curtain blew open as we tried to get a breeze. To make matters worse, the kitchen window was also open (understandably in the heat but air-con would solve the problem) so we heard plates crashing, loud voices, & pungent SMELL of cooking! We had a horrendous night with no sleep due to the noise etc. In the morning we went for breakfast which looked ok only to find that several slices of bread I put into toaster was mouldy. All of the problems were reported to reception and they said they would forward on our comments. Also filled in the on line survey I received from Hotel 2 days later, telling them about the terrible stay at their Hotel. Received a rapid reply from Jason offering a free stay... I WOULD NEVER, EVER STAY THERE AGAIN and I suggest that you don't either!

It is a lovely hotel and we really enjoyed the piece and tranquility and I would return.
We had a lovely meal in the restaurant and the staff were at all times friendly and attentive even though they were busy as there were a few parties in.
The touches like picnic rugs and lanterns were lovely additions.

We booked this hotel based on a very nice picture on their website. We arrived around 11:30 PM. We were greeted by a well humored receptionist that took us and the other couple traveling with us to two distant rooms across each other (65 and 72) after going up and down several stairs with our luggage we finally arrived at a tiny, worn out and the worst room I have ever been. Linens, pillows were terrible as well. Only one night stand, windows were at 7 feet height meeting the roof top. On this trip driving through the UK we were not expecting our usual luxury hotels but we were not prepared for that.
We were tired due the late drive from Heathrow also after a late flight so, the only option was to stay there and eat a sandwich from a very few items menu prepared by the other only employee in the hotel.
The breakfast was ok the next morning with nice staff. We checked out in the morning and asked for the luggage to be picked up. For our surprise a little Asian lady showed up carrying one by one without a trolley 2 heavy suit cases and 2 carry on. She was very thanked for my twenty pound tip plus the other tip from the other couple but we really felt embarrassed for her taking all that weight up and down what seemed to us the night before countless stairs, so we took the bags to the car ourselves.
It surely ruined our night.

Room Noise - I like staying at The Billesley but can never seem to get a really quiet room - this one, Room 39, has pumped water noise whenever you switch on a tap, being on the second floor - both from mine and adjoining rooms, plus the intermittent noise from the nearby country road.Original room was adjoining and noisse from neighbouring room was apparent. I asked for Room 14 in the old part, but this was not available. A room in the stable blocks was not offered.
Breakfast - neither Porridge, nor Honey(!) was available when requested - the offer of poached eggs to make up for these missing items was appreciated, but such basic items should surely be available?

The hotel looks lovely as you drive up to it, and we were looking forward to a good stay. Unfortunately this all stopped on entering the hotel. Reception was sad, and the welcome sulky. Our room was situated along many tiny shabby corridors with worn carpet and poor decoration. The room was uninviting, with cracks on the walls, stains on the carpet, and peeling surfaces in the bathroom. Breakfast was a buffet, but fresh fruit salad was browning, and the hot plates were not refilled, and eggs etc were dried up.
All in all, the hotel seemed neglected and run down. Not a good experience!

We have just spent two nights at Billesley Manor and enjoyed our stay with two qualifications.

Our issue are that the soundproofing between rooms is quite poor and hence sleep quality is not good. On our second night guests were noisily walking the corridors in the early hours of the morning and we awoke later to snoring in an adjacent room and then talking and TV noises.

On our arrival the young women in reception was neither friendly nor helpful and when we finally came to pay our bill we and other customers had to wait in reception until a staff member eventually appeared. A bell to call for reception assistance would be good .Also the reception area is rather tired with warn wood work and fading carpets.

On registering we were not informed that we needed a four number code to exit the grounds via the electronic barrier. Hence, on attempting to leave the grounds we were met by a closed barrier and a keypad but no intercom system !! This barrier is some considerable distance from the main building and as a phone call to reception went unanswered we had to repeatedly ring other sections of the hotel until we finally obtained the exit code. This hotel really needs better reception staff.

Dinner in the hotel restaurant was excellent but breakfast was pretty awful with tough sausages, fatty bacon and stale fried tomatoes.

Based on a recommendation from another Tripadvisor member we booked room 3 which was huge with an equally huge bathroom and heating on demand.

On arrival a 50 pounds security deposit was taken from our account and that money has still not been refunded even though it is now six days since we stayed at the hotel. Mind you the cost of our stay HAS been taken from our account !!

A grand old Manor House in which we would stay again but it does have a few problems.

We stayed in one of the rooms not in the main building, it was a very nice room.

It was a shame that some of the period features were somewhat hidden. The bathroom was laid out very badly, but services our needs.

Overall the presentation was nice. The gardens were lovely, albeit aside from the topiary section there didn't seem to be much to look at.

I'd recommend booking the spa in advance as we were unable to get in on the day.


I guess I should rate the food in a separate thing for the restaurant, suffice to say it was fantastic.
