The b and b is a very nice , small, spotless establishment . The attic room although tiny was adequate for our needs .....the bathroom is extremely small but fine again for our purposes . The attic room does need to be brought up to date a little as the decor is extremely twee.
This place is in a great location and you can walk to the centre of town to view all the historic attractions.
On the negative side ...breakfast was not hot enough and slightly rushed ...plus if you are in a Customer Service environment it is advisable not be abrupt and rude to your guests for no reason at all ; this happened not just to us , but to other checking out guests as well ...the good old adage that politeness and good manners will bring back more custom should always be noted.

Unusually warm and genuine reception from Annie. Best of many BB breakfasts we've had over the years. Very clean with lots of nice touches (cold water at your door, play summaries, small treats). Ten minute walk to RSC theatres. Couldn't be better. Daniel Taylor

There are a million B&Bs in Stratford - how do you pick? I based my choice on previous reviews on TripAdvisor and am delighted to report that the great reviews, were, if anything, not praiseworthy enough. Everything everyone else has written is true - Annie & James are great hosts and the breakfasts are wonderful. The house and the rooms are charming and well decorated and very comfortable. And to top it off, it would be very difficult for this place to be better located - it is just outside the hustle and bustle of the very center of town, but a very short and pleasant walk to everything. I saw a play at the Swan and strolled over and back in a very pleasant 10 minute walk, and there is a stop for the Hop on Hop Off Bus (highly recommended) right across the street. I was very sorry to say goodbye.

Greeted with a lovely warm welcome. I had an ensuite double room at the top of the house - very clean, nicely decorated and very comfortable. Breakfast was excellent with a great choice. As other reviewers have mentioned, there is car parking and it is a short walk into the centre of town.

The only negative is that it is on a busy road (as are many of the b and bs in Stratford) - my room faced the garden so I was not too troubled by traffic noise but it may be noisier at the front.

I would happily stay here again!

Very few places away from home make you feel sincerely welcomed and pampered, but Annie opens her home and her heart to her visitors. The rooms are gorgeous and the breakfasts are exquisite. Having been to Stratford several times, I don't believe there is a better Bed and Breakfast in town.

Room quite small but with a little organization there was enough space to settle in with great comfort. The entire house was charmingly decorated with all sorts of collectibles that Annie, our delightful hostess, had gathered. It was definitely her personal touch and personality that made our stay at the guest house - 3 nights in Stratford Upon Avon.
Ten minutes walk into the center of this wonderful town, birthplace of the greatest playwright ever! Parking was available, so we parked the car and just retrieved it when we left for our next location, via Anne Hathaway's Cottage and Mary Arden's Farm.
Annie spoilt us in every way- from wonderful breakfasts served on classical Staffordshire china, to a decanter of sherry, refilled for every night and left in our rooms.
Highly recommended!! Thank you Annie!!

Room Tip: We were at the back of the house overlooking the garden - probably better than being in the front on...

Friendly and welcoming owners, lovely house. I had a single room which was small but perfectly ok, good use of space! Everywhere was spotless and the bed was really comfortable. My parents had a double which looked fine to me, but they found it quite small. Breakfast was delicious - recommend the smoked salmon and scrambled egg! Really convenient location - only short walk to the river/theatre/shops. Would definitely stay here again.

Room Tip: back bedrooms seemed to be quieter.
