This hotel advertises several things we wanted: Real Ale, wifi in room and on site parking. In fact, none of these is available and the overall standard is very, very poor.. Our room was tiny (double bed against the wall so you couldnt get in from one side.) The courtyard / carpark was crammed full of vehicles belonging to the large group of workmen who seem to make up the clientele so we had to park several streets away. There was no wifi at all, free or otherwise. We were provided with one towel for a couple and had no telephone in the bedroom to contact reception, so would have had to walk across the courtyard to request another at the bar from the somewhat sullen and "not really bothered" barstaff.
All beer in the bar was keg - there are not even handpulls fitted, so the "real ale" advertisement must be known to be false.
There was an ashtray and smell of smoke in the room. The cramped shower was tired and had feeble water pressure, and the choice at breakfast was "take it or leave it!" The proprietor (I believe) who served breakfast showed little care for an elderly couple who sat next to us to avoid the strong sunlight and were told to move to another table which she had set up, rather than having their choice accomodated.
The hotel was clean - but not at all as described: this is a £38 B+B which charges £65 on false pretences.

Room Tip: Avoid the noisy, smoky courtyard rooms and request a parking space

nice welcome ,was shown to a nice light clean room, ensiute very clean fresh towels etc , good sized tv ,all we needed for an over night stay after a trip to warwick castle all day , we did ask about an evening meal but was directed to town which seemed strange as we saw them advertised but we werent to bothered as we wanted to stroll around town anyway . had few drinks in pub when got back and they were nice and welcoming .Breakfast was good too and good service no rush our only complaint would be customers leaving the pub at closing time were noisey right by your windows not good late at night with kids otherwise would use again

Room was basic but clean. Didn't get much sleep due to noise of people smoking outside pub and coming in late plus early noise of kitchen getting breakfast ready. No hairdryer in room. Agree with parking comment. We had to park on the residential road because no room in the car park - however staff gave us a parking permit which was helpful. Breakfast was reasonable with excellent sausages (they must have noted the earlier review!). We were asked to pay on arrival before we'd seen the room.

Breakfast cereal choice was cornflakes or weetabix, toast could only be on white bread and yet the website says "Our restaurant has a great homely ambiance and is the perfect place to start your day as you enjoy one of our delicious Full English Breakasts, complete with a selection of cereals and breads". Shower in my room did not work, took me ages to find someone and then given another room key but carrying my stuff over to the other room in my pj's in a rush was not a relaxing experience for me. Also bitten by using a different online booking site and paid more for a single room than a friend did for a double room.

The room we had was fine for the price though most are Motel style so you can be kept awake by customers who pop out for a smoke. The pub was very dissapointing with no decent beer (just tasteless fiz). Breakfast was also rather poor, very cheap sausages which were more like breadsticks, flavourless bacon and strange eggs which were like a mixture of fried and poached: I don't know how they manage to get hard yolks and undercooked whites! Also the coffee, which came in a pot, tasted like instant. As said in other reviews; the parking is very tight - we had to turn back the wing mirrors of other customers' cars to squeeze past get to our room, luckily when we checked out our case was thin enough to squeeze past the cars.
