This was my first time staying in a B&B and it was also our first trip to England, so I didn't know exactly what to expect. However, June was so fantastically helpful about answering my questions over e-mail and getting our plans confirmed. She even checked on us a couple of days in advance to make sure we had arrived safely in London (we were coming from Philadelphia). She was very communicative about all the details we needed and really made us feel comfortable and welcomed.
We arrived in Arundel and immediately fell in love with the town. Lynmouth House is right in town and you can walk to the castle, a beautiful park, and some great choices of restaurants and shops. When we arrived at the property, June helped direct us to her private parking area and got us settled in the room. The room was very cozy and just felt relaxing. It was a great place to be!
Her breakfast was fantastic and I would come again just for that! :) I was sad our stay was so short, but we will definitely make it an effort to go back again!

We had a long weekend at Lynmouth House, June was very welcoming and had an immaculate B&B. It was all newly and tastefully decorated and furnished. Our room was the double and although it wasn't ensuite, we had the adjacent bathroom (shower and bath) to ourselves. It was quite a compact bedroom, but well equipped with a small wardrobe, chest of drawers, a chair, bedside tables with complimentary bottled water, plus tea/coffee, biscuits and fresh milk brought up on arrival. The bed was exceptionally comfy, I can't remember the last time we slept so well in another bed. and it was really quiet, no noise at all. The only improvement would be to have a couple of dressing gowns so you could go to the bathroom without taking all your clothes. The twin room with the ensuite had already been taken.

Breakfast was freshly cooked, and locally sourced sausages and bacon from the butchers, and bread from the deli in the town. The coffee was really nice quality and freshly made in a cafetiere. There was sufficient cooked breakfast, but you had to choose between cooked or continental, whereas, sometime I might like a little fruit or a croissant and jam after. However that is me just being picky, my husband who had the full English with everything, couldn't have eaten anything else.

Location was perfect, private parking up the back, less than 10 minute walk to the station and a couple of minutes into town. Plenty of nice pubs, the little one just down the road from the B&B was quiet and had great beer, plus the Red Lion had outstanding service, good beer and good quality food and if you want a proper restaurant environment Butlers along Tarrant Street was fabulous. Both Butlers and the Red Lion had no issues with difficult dietary requirements.

This was my second stay at Lynmouth House and the experience was just as excellent! June is very friendly and helpful, the beds are among the most comfortable I've ever slept in, and the whole place is so beautifully presented, it's a real pleasure to be there. Not forgetting the delicious and generous breakfast. It's just a hop and a skip to the castle and the town centre, and 10 minutes at most from the station on foot, so extremely convenient even if you don't have a car.

I am happy to add another 5 out of 5 to the impressive set of ratings for Lynmouth House. We only stayed a couple of nights, but found the room airy and comfortable and the house well-situated and incredibly convenient for visiting Arundel (and of course the castle). Owner June is friendly and helpful and sets an excellent breakfast table. I had fruit salad and croissants for breakfast the first day, fully intending to switch to a fry-up the second. However, in the end I enjoyed my day-one choice so much I stuck with it! Would return.

Echo all the comments made here. The bed was incredibly soft and comfortable, the breakfast was way above standard B&B fare and June was a great host and made everything very easy for us. Two nice dogs in the house to boot

A lovely room, convenient parking, walking distance to Arundel centre and an excellent breakfast! Would definitely stay again. We were allowed into our room early so that we could go to a family lunch, very helpful and accommodating.

June was both friendly and sets a very high standard. Comfortable, pleasant and clean but so much more than this - breakfast was excellent with top quality ingredients and you could see the castle from the window of the room we stayed in! Free parking at the rear, very convenient for all town. June will not let you down. Although it wasn't open in April - we would love to return and experience the open air Lido which opens in the summer months and is just round the corner.
