“Fabulous bed and breakfast”

We had the most wonderful weekend in Arundel. Started with a 7 mile walk along the river and over the hills. Beautiful views of the castle, rolling hills and sea. Wonderful pub lunch en route and great dinner followed by blissful nights sleep in very comfortable bed. Breakfast was excellent and set us up for another days walking on the beach. Our host was very welcoming and gave a great recommendation of where to go for dinner as well as drew us a map of how to find a great beach and fabulous place to have lunch. We will definitely be back - Thank you!

After five months living on a Caribbean island, I landed in England with no shoes, no socks and no suit -- but an important family wedding to attend. A harrowing drive from Heathrow in a car -- Something I haven't driven in all that time and on the left side of the road, no less! -- landed us at Lynmouth House in Arundel where owner June Barker met us at the curb with a cheerful smile and wave.
Whatever that special thing is that people need to be successful B&B operators, June has it in triplicate. She is genuinely glad to see you, genuinely happy to direct you to the best of everything in Arundel, genuinely glad to serve you breakfast.
That's it in a nutshell: June is genuine. The real thing.
And her beautifully maintained townhouse is as comfortably appointed as your own home.
Lynmouth House sits just across the river from the center of town, separated from it by a well-stocked market, a brightly lit betting parlor, a lovely old bridge and one of the best fish & chips houses in all of England. From the front gate you can see the Duke of Norfolk's spectacular Arundel Castle.
As for a wedding suit, June pointed me to the two best charity shops in the area where I found exactly what I needed, dressed for success for 25 pounds. Except for socks. When June heard that I hadn't found socks she offered to pick me up a new pair when she went out shopping later that day. Then she declined to take two pounds, which she paid for a pack of three. (The suit, shoes and new socks all went back to a charity shop on Monday for resale -- so they did some double-good.) June even rustled up some hairclips for my wife on the wedding day.
During our all-too-brief stay, June suggested great places to eat and be entertained in Arundel. An ex-Londoner with deep ties to the fashion industry, June is an enthusiastic spokeswoman for all that is Arundel. We enjoyed pleasant conversations about careers past, current lifestyles and good local gossip of the most harmless kind.
Our room was on the top-most floor, small but well designed to make maximum use of the space. Same with the very modern attached bathroom. The dining room where we took breakfast is yet another pleasantly designed space and June's cooking was first-rate.
That Lynmouth House is ranked the top B&B in Arundel comes as no surprise. June Barker works very hard to make it all look so effortless and effortlessly charming. And it is pretty clear that she loves what she is doing.
And that adds up to a memorable stay.

We stayed at Lynmouth House in the first week of July. It is one of the best guest houses we have ever stayed in. The room was spacious and stylishly decorated.It is walking distance of the High Street and restaurants. The breakfast was also very good. The best of all was June the owner of the B&B. She was a excellent host and after 2 days stay we felt like old friends. Our boys were on a cricket tour and she even did some washing of their cricket clothes. If ever again in the Arundel area I would definitely stay there again and can recommend this B&B and I am sure you would not be dissapointed

Very lucky to get a last minute cancellation here for a 3 day stay in June. The top floor bedroom and ensuite are very stylishly decorated, and you also get the use of June's study next door, with mini fridge for your fresh milk and a view over the garden and fields beyond. June is an excellent host, and provides a choice of either continental or full English cooked breakfast. Lynmouth House is a short walk from the train station and an even shorter walk from the town centre. Arundel has the castle - we saw water voles in the moat - and WWT Arundel as well as numerous walks by the river and out onto the Downs, so no car necessary for a short break.
A lovely few days.

The best Guest House my wife & I have ever stayed in, June is a very nice & friendly lady and made us very welcome. The little extras provided like milk for your morning cuppa delivered to your door,toothbrushes & razors supplied in the bathroom. An excellant breakfast served up beautifully.

We stayed at Lynmouth House as 2 couples and found both rooms to be charming and thoughtfully equipped. The breakfast was wonderful, fresh and delicious with plenty of choice served in a friendly and relaxed environment by June who is a warm and friendly host.
Great base for exploring this beautiful part of Sussex - no faults and and we thoroughly recommend.

A chic boutique style of B&B, tastefully decorated, with comfortable beds and a friendly, accommodating host in June. As you would expect, complimentary tea and coffee provided but with fresh milk - no ghastly UHT milk here! We had a room on the top floor with en-suite bathroom and although we overlooked the road, there was no disturbance at all. The cooked breakfast was fine and provided the ideal start to a day spent exploring Arundel Castle and the many antique shops in its vicinity. If Chinese food is your thing, try China Palace where we had an enjoyable meal.
