Clean, comfortable beds. Clean, white towels. Clean and tidy rooms with every, if basic, thing you will need for an overnight stay.
Outstanding value at £58 for a large family room which was warm and comfortable.
Only downside was the free complimentary breakfast. Maybe I shouldn't complain as it was free but it was quite poor. The cooked breakfasts looked delicious and plentiful. I would calculate the cost of a good breakfast into your full cost.
Staff were extremely helpful and polite.
As I now have relatives who live close by I will definitely be returning. This is a great place to stay if you are looking for somewhere homely, affordable, clean and comfortable.....just take an extra few quid so you can enjoy the full English.

My wife and I stopped for three nights recently and we were pleasantly surprised. All the staff were friendly and welcoming, and the Calverly Arms (part of the same building) was a typical English pub with log fires, good ales and great quality meals. We did have a problem with a very noisy guest in the next room who stamped about and made loud phone calls from 3am till 7am, but on telling the manager we were moved without fuss to another room where we enjoyed two peaceful nights. The breakfasts (continental included in the price but hot breakfasts on demand for a reasonable charge) were first class. We did have an evening meal there and considered it good value. It was not fine dining (paper napkins, no tablecloth, and wine just placed on the table with the cap still on) but the service was friendly and the food good and plentiful. Prices were very reasonable. The only strange thing was the inability to have a tab. I had to pay for the room on arrival, and drinks at the bar and the evening meal had to be paid for at the time. Still, it did not spoil the stay, and I would recommend the hotel to anyone who wants a great location (very handy for Leeds or Bradford), free parking, a comfortable room and friendly staff. Excellent value for money.

Room tip: All rooms are 1st floor, with stairs only. Our room (7 I think) had little soundproofing. Our second room was a corner room, much better.

Have stayed before -no issues this time in room11-no sound effective insulation between this room and room 12 plus mega issue with creaking floors affecting both rooms which ensured disturbance both nights
Would visit again but not these rooms-some action is needed !

Our Daughter and Grandson stayed here for a family weekend.
The Family room was huge and very clean.
Our request for a cot was dealt with and it was ready and waiting.
The inclusive breakfast was good with a great choice.
Staff were friendly and helpful and took an interest in our grandson.
The room was good value for what you got.
Would definately consider staying again and recommend to other family members.

Great litte find in a convenient location for getting around
First time I've travelled alone and was caught up in the floods down south delaying my arrival , I arrived after midnight and the manager couldn't be more helpful,
My husband asked if they could have a sandwich made for me on arrival and this I took to my room and was delicious, most welcome after a 9 hour journey
Warm cosy room, tea, coffee and biscuits so I was happy..
Great shower with piping hot water and a comfy bed
Breakfast was great, greeted by Mandy who was so friendly and helpful...
Made eating alone a pleasure, thank you!
Cooked breakfast was available but I didn't need it after fresh orange, weetabix and fruit and good strong fresh coffee...
There was also fresh pastries, cheeses, breads, yoghurts all included in my stay
A great experience and will be returning...
