Beautifully appointed rooms that combine space and comfort. Great views over the canal but sound proofed so no noise intrudes. Friendly, helpful staff. Generous breakfast portions that set you up for the day. Car parking is in the nearby NCP but the hotel gives a voucher so that’s not painful. Great location near city centre bars and restaurants. Highly recommended.

Where to start... We've just paid £146 to stay in a room where we encountered the following: dirty cups and glasses from the previous occupants, cracked water glasses, a filthy bin with milk stains down the side of it, out of date complimentary biscuits, out of date food in the mini bar, hairs in the bath, numerous stains on the carpet, an electricity socket hanging off the wall, used tea/coffee wrappers in the drinks tray, tired, old and battered furniture throughout, dirty windows, thick dust on the desk and a throw on the bed which I didn't even want to touch - it didn't look as though it had ever been washed. I've honestly stayed in hostels which are cleaner and better maintained than this hotel. Such a shame, as the location is excellent and the building is stunning. My advice to the management - shut this place down for a week for a thorough deep clean and to address the very obvious maintenance issues. You might then just be able to justify your prices. Ideally, the whole place is long overdue a refurb, along with proper training for staff on how to get the basics right.

£200 for the junior suite on a Saturday night.

Yes it was large and roomy. And the location is great. But it is so so dated.

The pillows were horrendous

We paid a surcharge for a roll out bed for a third person. But there were still only 2 mugs. And the bed is more suitable for a child.

As it was dated, also felt dirty.

It was a hot evening but due to the nature of the building it was hot and stuffy too

There is a dining table for 6 people in the suite. But no fridge. Or a sofa large enough for you all to sit on.

Wouldn’t book again.

For location it's hard to fault, 5 minute walk to the Train Station, Bus Station and 100's of pubs, bars, restaurants plus hugely atmospheric waterfront location. Great tapas bar literally next door, Brewdog pub 2 minutes away, you are indeed spoilt for choice. I understand the comments about the tired furnishings and would add that my room (316) was immaculately clean and tidy notwithstanding plus very friendly staff, happy to help. I'd ask for a waterfront room as there's a cacophony of students emerging from bars/clubs at around 3am heading back to their caves/roosts just up the road and local traffic starts up around 6.30. Breakfast in the Riverside Room is a winner, albeit not included in the price, but why not start your day properly?

This place could be something special. The location is great and the building is very characterful.
Sadly the way it has been decorated and renovated is bad and very dated.
It has no charm or finesse. The rooms were very dirty and dusty with hairs in the beds, stains on the carpets, broken furniture and a shower head from the 1970’s.

Signs of wear and age have not been attended to and the whole place feels neglected.

Service from staff was very short and unapologetic.

Plenty of better places to stay in Leeds.

I hope someone buys this place and turns it into something special in keeping with the setting and character of the site.
