Me and my friends took a spontaneous trip to Leeds in Feb of this year (2013). We were desperate for a hotel as in our usual nature we left it till the last minute to book something. We weren't expecting the Ritz but we also wasn't expecting what we arrived too. There was 6 of us in total (18/19 years of age) it cost us £20 each. For £20 you cant expect a lot. Although the décor was dated and wasn't in a brilliant location, the staff couldn't be more helpful, assisting us to our room and lending us hair dryers etc. George (the owner) such a nice guy, so friendly! We do still laugh about the hotel now, as it was some what had a Fawlty Towers/The Grosvenor feel to it as the hot water didn't really work, you could hear everything that went on but for £20 we couldn't complain. Considering we came back about 5am, and was up laughing and joking with other groups of youngsters we met we couldn't have had a funnier night. Although we may not return I've never visited a hotel with such good customer service 10/10 George but the hotel does need updating.

I stayed here with a group of friends last month for a night on the town in leeds. Alex , along with the other members of staff were very friendly and welcoming and even managed to help us with extra rooms due to 14 instead of 12 arriving.

Positives

- The hotel was very very cheap £228 for 12 guests not bad at all
- The staff were excellent and very welcoming.
- there is ample parking and fairly secure at the back of the hotel
- The hotel is easily viewable and easy to locate.
- There is staff about 24 hours a day.
- There is a hotel bar and large eating aswell aswell as a fairly modern lounge area with a flat screen tv.
- the rooms have coffee and tea making facilities.
- the rooms had a flat screen tv
- Had large wardrobe to store clothes.


Negatives

- The area is really bad and quite rough , bordering on quite dangerous, was advised by the taxi driver not to go outside the hotel at night or walk home as its unsafe and may find yourself in trouble, it is based in the multiculteral part of leeds.
- The rooms are very dated and wouldnt look out of place in a 70's or 80's decor magazines.
- the beds were uncomfy and had dips in the mattresses , some beds had 2 mattresses.
- the rooms wernt upto the standard of cleanliness i would of hoped to be.
- some of the rooms had a strange smell in the bathrooms, not all of them though.
- The breakfast wasnt included in the room rate and was £6-7 which i beleived to be a little overpriced (id of paid an extra £3-4 per heard per room for a breakfast included )
- Too far out of town, too far to walk and was £8 in a taxi too town.

If this hotel wasnt in the area it was , it would be given a higher rating...if i was a family i would be quite intimiated about the area.

All in all we had a good experience here , this was due to the staff being well mannered and proffesional. i wouldnt stay here again simply due to the location, if it was near the centre i would.

Room Tip: On a main road, so pick a room at the back of the hotel.

Although the hotel is a little dated in its decor we had a great time!! George the owner his wife and the other staff were accomodating and very friendly to us (and we are a rowdy bunch).....the rooms were clean and the food was lovely. I very much enjoyed my stay here

Booked here not knowing the area but its only 5 mins out of the city and so easy and free to park. Lots of eateries near by but I had the most delicious and best value grilled chicken, chips and vegetables - four nights running! The food was high class restaurant standard!

The rooms are basic and I won't deny they are as clean as the day they were decorated (circa 1980) but mine was spotless! Fantastic hot water in the shower and a very quiet room. I slept like a log!

George who owns and runs the hotel is an absolute gent and his good lady who does the cooking , is a star!!!!!!

The Ritz it is not- great value- it is!

Stayed here for just the one night in March. Like others i was met by an elderley gent named George who booked me in took me to my room and gave me a running commentary on our way. couldnt be bothered to go out so stayed in for an evening meal which was cooked by his wife (name unknown) and was of a very good standard and was plentiful, so much so i wished i hadnt bothered with a starter. My room was a single (room 12) and i found it to be dated but was clean. The toilet/shower was very small and it didnt have room to take a cat in let alone swing it. For one night i could cope as i was rather tired and had an early start. the following morning at breakfast George again greeted me and explained the set up and took my order. The food again was very good and plentiful. If ever i'm back in leeds i will stay here again as i enjoyed the conversation with george and his wife and felt at ease.

Room Tip: Cant really help with a room tip but if you are a single traveller request a double room if you can

Yes the hotel is dated, and in need of an update. However staff were fantastic nothing was ever too much. I stayed here with a group of friends for 1 night, £20 a night each we weren't expecting the Ritz, if you want the Ritz pay Ritz prices !! Thank you George and family for a welcoming stay.

Stayed here for 2 nights recently, whilst attending a course nearby (so town centre would be too far). Not many hotels in the area, so not much to choose from.
The adriatic was certainly not spectacular! It's cheap enough, and the guy running it (George from Croatia) is a lovely fella. He's a real gentleman, and without him there's not much to be said for the place. Room was tiny, and decor would have been old fashioned 40 years ago. It was fairly clean though. Shower was pokey and weak, but again, adequate.

All in all you get what you pay for. It's dated, but serves a purpose, and if that purpose is just to get our head down for a bit of kip, it will do fine.

Breakfast was ok but a little bit greasy - it's an addition to the bill. Skip it if you can, but if you cant it's not going to kill you!
