“A pleasant stay”

We spent only one night there with our little daughter in an en-suite room (of course). Enjoyed the trampoline in the garden, had a good sleep, breakfast was excellent and the proprietors are really lovely people. Location/area is also a bonus (well, it was for us) - 3 great (gastro)pubs nearby, Roundhay Park only 5 minutes walk away. We would happily return.

I needed somewhere to stay when visiting my elderly mother. This was the closest hotel. I booked a single room with no bathroom (but a sink) for £30 - which given the UK's inflated hotel prices seemed good. The hotel was quiet (and I think empty). I kept thinking it was a hotel stuck in the 1930s, frequented by travelling salesmen (cue Dennis Potter's Pennies from Heaven) My room was very small, think a small dorm room but it had a decent sized window, a sink, a comfortable bed and a small television perched above the base of the bed. There was a bathroom and a toilet very close by, and a shower room round the corner. All with lots of hot water. But everything was rather decayed. I had a very good nights sleep. I hadn't booked breakfast as I didn't trust it but there are a couple of breakfast places towards Moortown on the other side of the road a few minutes away. The hotel is very close to Roundhay Park, spitting distance in fact which is a great plus. All in all I got what I paid for; I didn't expect much but what there was, was fine. But I can't rate it better than poor

We have stayed here before and, as before, have found the owners family to be very friendly and helpful. They are struggling to maintain an old building and only just managing it! The room was satisfactory, although an ill fitting sliding door to the en-suite is perhaps rather unsatisfactory! Breakfasts were very good.

We paid £65 for the room it was overpriced more like a seaside b n b than a Hotel! Heating goes off at 11pm, no hairdryer in room, out of date milk, holy carpets the list was endless. we returned back at midnight and went back home to sheffield! (no refund)

More like FAULTY TOWERS!!!!!!!!!!!!!

Family run and very friendly.
We stayed for a week whilst visiting a relative.
The location was good, walking distance to shops, banks, retaurants and
Roundhay Park.
The room was scrupulously clean and comfortable.
Good breakfast with plenty of choice.

We stayed here for two nights. The room was well equipped and clean. The situation, near Roundhay Park and close to a good bus service into central Leeds, is great. The breakfast was all that you could wish and the coffee was especially good.

The hotel is undergoing considerable refurbishment work and the owners work very hard to ensure that this doesn't impinge on their guests. The hotel is therefore a 'work in progress' and the tariff reflects this.
The hotel is set in a lovely garden and is very close to Roundhay Park with its lakes and rolling vistas. There are plenty of high quality restaurants within a very short walk from the hotel; we tried two and were very pleased.
The hotel is very accessible being only a couple of hundred metres from the ring road and with frequent buses to the city centre.
