Hotel is central and modern but characterless, as most this type are. Unfortunately due to its location close to the city centre it seems to be used for hen parties and that type of customer so it was noisy throughout the night with coming and goings of happy (drunk) people which meant virtually no sleep.

Dear Guest, Thank you for taking time to post a review. Feedback is very important to us. I'm sorry to hear there was disruptions during the night due to noise. As like most city centre hotels we are a popular hotel to stag and hen parties at a weekend. I hope we are able to welcome you back again soon. Kind regards, Alistair Good

Nice clean budget hotel, good restaurant area with decent food and drink. In a good location for Leeds City centre. Only 2 slight criticisms, firstly parking is in the middle of what is effectively the roundabout, and whilst there is a crossing, it's a little bit of a bind if struggling with much by way of luggage.

Second gripe, and the title. Adjacent properties are student accommodation, and it seems that if you visit during freshers week as I did, you would receive ongoing entertainment until around 5 am. Can't comment on whether this continues once freshers has finished.

Staff were polite and friendly.

Lifts were effective, and quick. Might sound a strange observation, but I hate waiting for painfully slow lifts!

Recommend you ask for a room facing the road and not the students!! Which is some suggestion!

I booked this room knowing it was a budget hotel but did not bank on the aggressive receptionist who informed me they did not do alarm calls. I also did not bank on having to wait over an hour for my food on two separate occasions nor having fish swimming in grease literally or a soaked bun with my burger. The rooms are basic and small. Unfortunately, it call itself a budget hotel but the service, staff and food fall well below par. Avoid it on business. It probably works for one night but the TFI Friday’s next to the hotel is probably a better bet for food

Dear Guest, Thank you for your feedback. I'm sorry to hear you found the receptionist aggressive, I will certainly be looking into this. I can assure you this isn't usually the behaviour of the staff and I’m sure it wasn’t there intention to be aggressive. I hope we are able to welcome you back again, please be advised that wake up calls are set on the T.V's in the rooms and our staff will be more than happy to assist you to set a wakeup call. Your feedback about the food will be passed onto the Food & Beverage Manager. Kind Regards, Alistair Good

This hotel is convenient for all the City attractions and deals can be got at a good price. Good points - clean and comfortable and modern with free wifi. Bad points - road noise car and breakfast not amazing but only £8. Parking in confusing car park ran by council. Best to park up then sort out 24 hours inside the hotel but at £10 this is more expensive than Heathrow. Check in was efficient but not welcoming. Overall ok if you get a good deal

Room Tip: Ask for a quiet one away from the road and cross your fingers
