“Comfortable & Good Location For The Best Of North Wales”
4 of 5 bubbles Reviewed 25 April 2013 for a stay in April 2013

Pleasant and tidy with basic but good facilities. Quite clean and welcoming. The kitchen is tidy and has everything you need for a break, and sits 6 comfortably. The sitting room has a double sofa and two chairs, so misses two seats for two extra guests. The bedrooms are quiet and comfortable.

Generally, a good location to go and visit areas of north Wales. The area is quiet and the views overlook countryside to the west, and the mountains to the east, which are about 8 miles away.

I agree with one other review that the smell of the parafin was a little strong at times, however, nothing that a window open didnt fix in minutes. The smell of the farm was far stronger! But thats part and parcel of being on a farm, and so, no problem for us.

However, I do believe there could be more attentive to the details, such as broken light fittings, bulbs, cleaning the windows from dirt and condensation. The furniture was comfortable and serves its purpose, however, quite outdated. Remembering that this farmhouse is listed under "luxury" through Best Of Wales...You could argue if this statement is a true one, depending on what your idea of "luxury" is. We also did not get the advertised "Welcome Pack" on arrival either, which was a little disappointing. Again, poor attention to details.

Generally, very good but could be much better if these niggles were sorted out.

Management Response
5 May 2013
Thank you for your feedback, we appreciate your comments and have prepared a detailed response to all the points you have risen, as follows:

From the owner:

The farmhouse actually has 2 separate lounges for guests to relax, which means that there is enough seating for a full house. Many guests find a second lounge very useful, especially for Grandfathers and Grandmothers who want their own quiet space in the evenings, or children who want to play without having to disturb Mum and Dad. This is something that’s requested by many guests.

As you mentioned, Caernarfon Farmhouse does provide a peaceful, central base to explore North Wales. It’s close to a wide range of attractions; for children and adults of all ages. Amongst the popular destinations nearby, Llanberis is just 10 minutes away, Britannia Bridge crossing to Anglesey is 15 minutes, Porthmadog and the Llyn Peninsula (Pwllheli) are 25 minutes each. You can also see Snowdon and other Snowdonia mountains from the farmhouse and, as you mentioned, they are just an 8 mile drive away (some less than that). The nearest beach (Dinas Dinlle) is just 10 minutes away, whilst you can get to the river Menai, with Caernarfon Castle on its shore, in 5 minutes.

With regard to the smell of paraffin in the kitchen, this is just the smell of oil from the oil fired Rayburn. Anyone with an oil fired Rayburn or Aga at home (or an oil run boiler to a degree) will probably know that this is something that happens every now and then when the weather is damp outside. There was some fog when the guests stayed here, which would explain this.

A supply of bulbs, batteries, tools, fuses etc are provided in the cloakroom and (as instructed in the information file), guests are always welcome to help themselves to these or call us if they need help with anything e.g. changing bulbs. With regard to the broken light fitting in one of the lamps, we have to apologise for this. We were not notified of this by the previous guests and because the light still worked on that lamp when we tested it we didn’t think of checking the bulb fitting itself. This has now been fixed.

With regard to cleaning windows and condensation, the weather has been very dry and cold recently. Unnaturally cold weather can cause condensation in double glazed windows and this has been a common occurrence in many homes throughout the country this year. The dry weather has also meant that there’s quite a lot of dust in the air and because the property is located on a working farm, external windows are always likely to be affected by dust, no matter how often they are cleaned.

Caernarfon Farmhouse is cosy, comfortable and very warm and a supply of dry wood and coal are also included for the open fire. There is a traditional feel to the living areas and the furniture fulfils the 4 star requirements. The grading guidelines state that, to reach a 4 star standard, the quality, application and condition of furniture should reach a ‘professional standard of finish in very good condition’.

All guests who stay for a week or more receive a welcome pack consisting of fresh eggs from the farm, tea, coffee, sugar and a homemade cake freshly prepared by Mrs Jones, which proves very popular with our guests. We apologise that this was not made clear enough on the website but this wasn’t included for your stay because you only booked for 4 nights. This has now been made very clear on the website so that only guests who book for a week or more will expect a welcome pack. We apologise again for this.

From Best of Wales

We accept that the word luxury can be interpreted differently by everyone but its use here was firmly based on the fact that it has consistently received a 4 star grading from Visit Wales over the years. It is also a very nice farmhouse that features a lovely conservatory area, spacious rooms, an open fire and more unusual features such as the Rayburn mentioned above. To avoid any future debates we have now taken the word luxury out all together (it was used once in the property description).

If you wish to book Caernarfon Farmhouse, or any other Best of Wales property again in the future, we will ensure that you receive a very generous welcome pack to make up for the fact that you didn’t receive one as expected on this occasion.

Best regards,

Ffion (the owner) and Llion (on behalf of Best of Wales)
