Its such a shame that this Guest House, due to its excellent location, with a little more effort, could be so much more. The facilities were tired and worn. We literally only needed the room to sleep and shower and stay in and not stay in the room for too long which was quite lucky really. With Sellotape holding the back of the remote control in place, I struggled to find a channel on the archaic and very small TV in the room. One plug in electric radiator, for this annex type double room at the back of the property closest to the tatty car park, left it feeling damp and chilly with the decor very plain. The bathroom was clean and the shower worked and there was an electric heater you could switch on for a short burst of heat but you had to brave the cold of the bathroom for a middle of the night wee.

If you are a larger framed couple you would struggle to get a good nights sleep on the small and uncomfortable bed. The double room at the back was near to the back entrance to the hotel which has a light on an activation sensor - as guests arrived throughout the evening the light activated and stayed on for approx 20 mins. Do not opt for this room if you are a light sleeper!

Our party consisted of 7 guests total and one of our guests was told where to sit in the dining room by the brusque landlady leaving us unable to continue our morning breakfast conversation until he insisted on staying put!

The cooked breakfast was quite meagre - one small sausage, one piece of bacon, one tomato (halved an grilled) approx 4 mushrooms, beans. Toast and cereal was available and juices, tea and coffee. Cooked breakfast was served on a tiny plate.

Overall I was disappointed as I have stayed at many places in Brecon and the quality and standards are higher elsewhere for a far cheaper price.

Room Tip: Don't opt for the double room at the back if you are a light sleeper!

Bed was sagging and mattress thin. Sole chair in this tiny room had badly stained cushion. Overall, the room was uninviting with barely enough room to put one's suitcase down. Breakfast offered the cheapest bread for toasting, watered juice, tinned fruit although one could choose the hot food menu. The more expensive items listed on menu were not available. Best things: good parking and great location.

We stayed here in room 14 (splendid family room) as a family of 4 and we cannot of asked for more.

We arrived pretty early and parked in the private car park and went in to notify the reception that we had done so with no expectations of being allowed in our room.... but we were welcomed and directed to our room and allowed in despite us being there almost 6 hours prior to check in.
The room left the children and I open mouthed, a great room with twins for the 2 kids, a separate mezzanine for the grown ups, a huge bathroom and a sitting area to cool down in.
With only a 2 minute walk into town the location of the b&b is also great, it is however on the main road in and out but to be honest this made no difference.
Breakfast for the morning after seems to be a very well run affair with all tables being cooked in turn, this can be a little bit of a pain if all you want is a sarnie and have to wait 20 mins while the others in front of you get theirs but not a real issue if your not in a rush.
If we head back to Brecon then I can't see why we wouldn't consider booking in here again but I have to admit I would request room 14.

Room Tip: If you are a family of 4+ then ask for room 14

We recently spent a weekend in Brecon to hike and visit, and this modest B&B fit the bill as we just wanted a place to sleep at night. The location is ideal to get to hiking trails and near the centre of town. The room with en suite was clean and perfectly adequate. Breakfast was cooked to order and delicious. The owner, who is also a nurse, gave us helpful information about local restaurants as well as the location of the nearest supermarkets and cheapest petrol stations. The only drawbacks were the lack of soundproofing and the faint scent of flora room freshener. Being clean, the scent was unnecessary.

Spend your time and money at a better place. The room was tattered looking. Bed was uncomfortable. Breakfast was average. Most striking was the unfriendly owner. She needs to work in a different business, one that does not require warmth and hospitality.

Two nights spent here in comfortable little room with dark bath/shower ensuite (shower could do with upgrading). Breakfast average. Convenient parking and very handy for the town centre. Landlady is an amusing character

This B&B although just 3 minutes walk from the town centre was easy to find and had their own car park. It's a lovely old building complete with creaking floorboards and our room even had an old brick chimney breast running through it. The bathroom was clean and quite spacious. The reception staff/ and owner were very friendly and helpful giving us tips on where to visit in the area. Breakfast was freshly cooked with a choice of hot or cold. You made your own toast so could have as much as you wanted. The downside was that when I went to make a cup of tea the teapot was still half full of cold tea from the previous user and has not been washed out. There were lots of rules and regulations in the hotel some of which I felt were not necessary.

Official Description (provided by the hotel):
The Beacons was once a riverside farm and the 17th Century barns and cottages still remain. The front part of the building was added in the early 1700's and the house has changed little - apart from modern comforts and decor. The original spiral staircase, moulded ceilings and even the meat cellar (now a cosy bar) all add to the character and atmosphere of this lovely home. ... more   less
