The Avenue Guest House was a great place for a solo traveler, beautiful clean room, filling breakfast made to order, and Alice booked my Causeway tour and taxi to airport. Felt very comfortable in Belfast staying here. Walked to City Center, about 20 minutes, and the Palm House at the Botanical Garden is very near. Restaurants and grocery stores nearby. Highly recommended.

Room Tip: I had the single room at the top of the stairs in the back, very quiet!

I stayed at the Avenue for one night as I was visiting my daughter for the weekend who is a student at Queens. Excellent location, round the corner on to Lisburn road which has great choice of shops and restaurants. Beautful , clean room and a warm welcome from Alice. Will definitely stay here again on my next visit.

If you are looking for a wonderful guest house to stay in outside of the Belfast city centre, this is where you should stay. The breakfasts are delicious and are tailored to whatever you need. Alice makes great recommendations and is helpful with knowing what you should book or make reservations to do and what you can just take your chance on doing. The room was always clean and the area was very nice (close to Queen's University). It is a bit of a walk to downtown (15-20 minutes), but it is a pleasant walk and it's nice to see a bit more of life in Belfast. Make sure to Ask Alice for restaurant recommendations. She really knows the area!

I highly recommend this warm, friendly and very pleasant guesthouse. The rooms are appropriately decorated to fit the era of the house, with beautiful furniture, some of which is (incredibly) hand-made by owner Stephen Kelly. Alice Kelly gave us a wonderful welcome & saw to our every need. I particularly appreciate the care Stephen & Alice take to ensure their guests were not disturbed by building work going on next door. Lovely food, luxurious accommodation (including bathrooms) and extras such as wee fridge in the room make all the difference. The location is wonderful, with many restaurants and coffee shops nearby; public transport very accessible. For those making a longer stay, a launderette around the corner on the Lisburn Road is a great asset (it is not self-service, but laundry handed in by 9 a.m. is ready by 3 p.m.). We will certainly be back!

Very friendly, excellent value, updated decor, excellent facilities and clean!!
I would highly recommend staying here for business or pleasure. I left too early to fit in the formal breakfast but was offered other options for an early (7am weekend) start
I was late arriving due to plane delay, but with communication, was no problem.
Take cash or cheque-I didn't have a problem with this

Highly recommended

(There is no pool or fitness centre so rated "average" below)

This guest house has everything you need and more including a lovely warm welcome from host Alice who couldn’t do enough for us. The room was lovely and warm (even in January) and the breakfast is the stuff of legends – porridge, full Irish fry up, toast, scones and soda bread. Everything freshly made, we didn’t eat again until the evening. The area is packed with evening meal choices, we went for Deane’s at Queens but there are loads of places to eat and drink in easy walking distance. Belfast is a fantastic choice for a weekend break from the Titanic experience to the Black Taxi tour – Paddy Campbell’s is brilliant. We can’t wait to come back!

Room Tip: We had room 1 at the top of the stairs and it was lovely!

Stayed at the Avenue Guest House. Was so impressed with the location, help that I was given by the excellent hosts (Alice & Stephen), and the comfort of the room. It has everything you need, and all you want. I have never used Trip advsor before, but felt that I had t say something, as Belfast/N. Ireland are a much under-rated and under used resource for holidays

Room Tip: Ask for one as far away fro the road as possible!
