“Return to the Avenue”

I was wowed by the warmth of welcome and comfort that Alice Kelly offered us at the Avenue in January 2013. On my return visit in November, I appreciated all this - and the elegance of the ambience - even more. The extras which are not available elsewhere add up to make a huge difference: many electrical sockets (for all those electronic devices) conveniently accessible throughout the room; an international adaptor, just in case you forgot your own; a DVD player (with DVDs available in the living room). In addition to the always-appreciated kettle a little fridge, so useful for a longer stay. Chocolates generously laid out on side tables in the hall; unusual breakfast requests readily supplied. The location is excellent, with cafés, banks, launderette, supermarkets at a stone's throw on the Lisburn Road; the Queen's quarter with huge range of restaurants and tourist attractions within 5 minutes' walk. The cleanliness and comfort of the rooms are of the highest standard. Alice goes out of her way to make your stay exceptional; this is the best B & B I know!

Room Tip: The street is quiet so all the rooms are equally good.

This is a unit in a long terrace of houses on Eglantine Avenue, looking just like any other. Inside, it’s luxurious not pretentious, quiet not dull, modern not trendy, showing a good taste in design. The exact combination I like to see in a high quality B&B.

I saw two rooms where my mom and I stayed in mid-November. Both were rather spacious, very clean, with a full range of facilities. Alice (the host) was most welcoming and offering good options for breakfast. This B&B indeed added much comfort to our three-day stop in Belfast and helped us tune to a good spirit to further explore Northern Ireland.

If you travel without a car (as we did), you may wish to study your public transport options in advance. The Eglantine Avenue is between the busy Lisburn Road and Malone Road. Buses run frequently on both, so getting to the central areas of Belfast is not an issue. However, a bus ride back to Eglantine Avenue is a bit more challenging as some bus routes deviate from Lisburn or Malone roads. Take care!

Both of us would like to thank Alice, the owner, for a lovely hospitality. We really enjoyed staying at this cozy guesthouse and were impressed by the meticulous attention of Alice to every detail. The breakfasts were superb. We would also appreciate all of her recommendations that she provided us with the things to do in Belfast itself and up north. Very recommended!!!

This was our 7th. consecutive yearly visit to Belfast. On our first visit we stayed here. We have always stayed here since, thinking ourselves lucky to have found this gem. I don't know what other places are like but I'm not going to bother to find out. The reviews for this guest house are exceptional and they are a true reflection of what is offered.
It is situated in a pleasant area of Belfast, on a residential road but with restaurants and pubs within easy walking distance. The rooms are spotlessly clean and very comfortable, a notch up from typical B and Bs in the quality of furnishings. It is the little extras like the homemade soda bread and scones and the chocolates left around the house that are noticeable but really it is the overall standards of everything and the attitude of Alice, the owner that make this a top notch guest house at a great value price. We left it rather late to book and considered ourselves lucky to have a room available as I suspect the "Full" notice must be in regular use.

Room Tip: Room 1, situated at the back, is particularly comfortable. Noise generally is not an issue but this...

Last stayed here years ago and was delighted to find that it is now even better. Could not ask for more. Lovely comfortable warm rooms with free wifi. Delicious breakfast with home made scones. Price incredibly reasonable for facilities, comfort and customer care. Alice (owner) still there - doing a great job. Highly recommended for a night in the city. Handy for everywhere.

Room Tip: Rooms at front have lovely big bay windows. Perhaps a little bigger than rooms at back

Stayed several nights and it was lovely! Good location, the most comfortable bed I've ever stayed in (big pillows!), wonderfully helpful hosts, chocolates everywhere, and two sweet cats. I'll be back!

I stayed here for one night, it's in a quiet street, just off Lisburn Road, close to lots of restaurants, bars etc etc.
Gorgeous B&B, our room was large with both a single and a double bed, a small bathroom with lovely big shower, big TV & DVD player and a fridge..
Rooms are spotlessly clean, beds are really really comfortable and morning breakfast is fabulous..
The landlady is a lovely, lovely, lovely lady too.
I'd recommend this to anyone who's wants a quiet, well ran, intimate place to stay for 1 night or a few days..
