This B&B is not far from the CBD (20 minute walk) and close to other conveniences such as the bus stop, a grocery store and other small shops plus a laundromat. Free street parking is available outside of the house. The Victorian style terrace has flights of stairs to negotiate to reach the bedrooms but Steve offers help with the carrying of suitcases. We appreciated the number of power points in the bedroom, the small fridge, free WiFi in the room, use of the iron and ironing board and the chocolates and sweets on offer. We had a good night's sleep in the room at the front of the house (second floor I think) - comfortable mattress and surprisingly quiet. Good choice of food (cold or hot) on offer for breakfast. The Avenue Guest House proved an excellent choice for a two day visit to Belfast. The B&B owners are welcoming and helpful. The bedroom was comfortable and roomy. Best was its location close to the city centre in the leafy University district. The Ulster museum is within easy walking distance and the city bus tour leaves from the hotel across the road. Also parking is easy.

My husband and I had a lovely stay at the Avenue Guest House. The room was really comfortable ,so quiet at night and in a house full of character. Breakfast was excellent with lots of choices. Local buses into town were just down the road and it if you fancy a walk it's only approx 20 mins in to city centre. The hop on hop off bus has a stop only down the road also. A really nice location and an excellent great value guest house with free parking just outside. Many thanks

This is my third review of the Avenue Guest House: each time I stay here I am so struck by the aptness of the conveniences which Alice and Stephen thoughtfully provide for the traveller. Each room (we've been in several by now) is furnished with many electrical sockets placed just right for charging several electronic devices simultaneously - with an international adaptor in every room. In addition to the kettle & tea & coffee makings there is a small fridge, for fruit, milk, drinks. In addition to a TV there is a DVD player - and the communal living room has a range of DVDs from which to choose. There is an iron & ironing board on the landing The Victorian furnishings blend with modern comfort & cleanliness. For the longer-than-a-weekend traveller, the one-day laundry around the corner is a godsend; shops. banks, buses and many good restaurants are very close by. It is a 20-min. walk into the centre of Belfast, with cinemas, theatres, university even closer. Alice and Stephen's warm, friendly welcome, advice and help make it a wonderful place to stay.

Room Tip: The top attic room, Room 6, is large, airy, light and lovely

We stayed for 3 nights at the Avenue Guest House in June of 2014. Hosts Alice and Steve were most congenial and ever so helpful! I would recommend the Avenue Guest House with no problem - very clean and comfortable. Fridge in the room is a definite bonus, along with a kettle to make tea or coffee - and chocolates! :) What a lovely touch! The large breakfasts were delicious! Steve's recommendation of a local restaurant - "The Barking Dog" was wonderful - we enjoyed this meal very much!
A little walk from the downtown area, it is nevertheless accessible to bus stops and about a 20 minute walk. It is very close to the Botanic Gardens and the University. Quite convenient with the hop-on, hop-off bus tour tickets.
A very enjoyable stay! If you are looking for a place in Belfast I would highly recommend it and please say hello to Alice!

Room Tip: We had a room looking out of the back of the house onto Alice's lovely garden. It was charming...

I spent 4 nights in the Avenue Guest House in June while attending a course in QUB and I would heartily recommend it. Good bed, sparkling clean bathroom,lots of comfort and room. Alice and Steve are very welcoming and helpful. Good recommendation from Steve about The Barking Dog local restaurant which was great.

My husband and I stayed at the Avenue Guest House in May, 2014. We arrived prior to check in time, but we were able to get in our room right away which was very nice. Alice showed us to our room and gave us some information about local restaurants and bars. The room was so nice and comfortable! It was in the front of the house, but we did not have any issues with street noise or anything. We slept very well all four nights. The room and bathroom were both well equipped.

One of the perks of staying here was the daily breakfast. The breakfast room was so cute and Alice always had it set so nicely. She will prepared eggs and breakfast meats if you want them, or you can have cereal, breads and yogurt. Everything we tried was very tasty!

We used the bus to get to downtown Belfast and the bus stop was only a few minutes walk from the house.

As a cat lover, I was really excited to learn that there were two resident cats at the house!!

Everything was perfect for our stay and Alice is an amazing host. If you find yourself in Belfast, stay here!! You won't be disappointed!
