We stayed here for the first time and we had a very enjoyable stay. The room on the 2nd floor was quiet, as I had requested when booking. and very comfortable. The hotel seems to have been refurbished lately and is very stylish. Everywhere was spotless and the staff all had a friendly welcome for us. There is lots of parking around the grounds also.
The only negative thing I have to say is the choice for the continental breakfast is very limited for a 4star hotel. Normally fresh fruit salad, cold meats and cheeses and a selection of bread rolls would be available in other hotels we've stayed in. However there was no complaint regarding the cooked breakfast. We will certainly be back as they have some very good special offes on there website.

The room was filthy. Thick Dirt on top of wardrobe, the carvings on Bed-Head were covered with dust/dirt. The wallpaper at the suite window nearest to bathroom was very stained and peeling. The bathroom had 4 webs that I noticed, spiders in the bath and shower. Bird-Poo on the windows in the suite, the bed linen from Primark, wow! The staff looked at us as though we were an inconvenience. I worked here a while ago and the place was a little gem, it's not anymore! Try the Culloden 3 miles down the road, 5* but the basic rooms are much better, larger and a cheaper price. I made a huge and regrettable mistake with this booking, it won't happen again!!

Stayed here for a week while at the WPFGames. Close to the airport, away from busy city center. Bus right at door and easy. Took taxi downtown a couple times. About six or seven pounds. Not bad. This hotel and its staff really is great. Hot breakfast is included. Rooms were exceptional. Would definitely stay here again.

As other reviews here state, what lifts this hotel above the ordinary is the staff. From the moment I walked in I was made to feel welcome and any request was met promptly and efficiently. On both mornings I'd asked for a taxi to be booked for me and on both occasions the driver arrived bang on time. The breakfast is great: there's a wide choice of options ranging from the full English to porridge, pancakes with maple syrup, scrambled egg with salmon or a fruit platter. There's also a restaurant open until 9pm and a bar. While the hotel is a bit out of town it is served by buses in to the centre (a taxi costs £7-£8) and I walked back one night: it took 30 minutes and was a very straightforward walk up the Newtonwards Road which was very easy to find in the Titanic Quarter across the river Lagan. Rooms are good: air conditioned, with freeview TV, free WIFI and good selection of hot drinks. I'm glad I stayed.

Room Tip: There are smoking and non-smoking rooms - make sure you specify. Rooms with a good view over Belfast...

Stayed for business and it was what was needed and close to Belfast City airport. Rooms were comfy and quite spacious, staff were superb, all very helpful and friendly. We eat in the bar and the food was typical bar food, it serves its purpose but it's not a gastronomic delight! Breakfast offered loads of choice, which looked great but was pretty much "off the shelf", I had the pancakes and syrup, which looked like "packet" pancakes and golden syrup rather than the freshly cooked with maple syrup which my mind had conjured up! However it's a great hotel, and the staff excellent, unfortunately we didn't have the time for a city tour...next time maybe.

My daughter and I stayed for three nights at this well located and quiet hotel. The staff were very friendly, the rooms immaculate and the whole astmosphere superb. We were there for a relatives wedding and staying at the Park Avenue was a great choice of hotel. Also the food was excellent.

Room Tip: On the first floor at the back was very quiet and peaceful.

We arrived in Belfast after an early flight from London and were delighted to find that our room was ready despite arriving hours before the official check-in. The staff on reception were really friendly and helpful. Our room was clean, light and pleasant. No complaints whatsoever. This was our first stay here - would definitely stay here again.
