I managed to mess up my booking - I turned up a month early! However, despite wishing to stay over the weekend, the staff and Theodore in particular couldn't have been more helpful - putting my mind at rest and somehow enabling me to stay over a busy weekend. This made the difference between a great trip and a spoilt trip. The accommodation is basic but ok, and the breakfast is good. Only downside for me was the smell of frying that permeates the hallway which doesn't make a great first impression.

The hotel is easy to reach by bus and there are lots of places to eat and drink nearby on Lisburn Road.

Did I mention it is great value for money too?

My husband and I stayed for one night in Sept. as we were leaving our son at the nearby Queens University and we enjoyed our stay. Location was fantastic with superb shops and resturaunts located on the Lisburn Road. We had a large comfortable room and the breakfast provided next morning was excellent. The owner and staff were very friendly and extremely helpful. Parking is limited in the grounds. Excellent value for money and next time we visit Belfast we will have no hesitation in booking here again.

Brilliant price. Stayed for two nights with mywife and two small children. Large room with three beds . ensuite . Great cooked breakfast. FOR only £65.00 PER NIGHT. It was a great location and we were close to a park and plenty of places to eat. Enjoyed the owner criac......

Clean & comfy room with ensuite toilet and shower. Staff were exceptionally helpful & friendly.
Brilliant location. Limited off road parking at the premises. Loads of places to eat & drink nearby and bus & train services also.
Room & breakfast was only £35.
Excellent value. Would recommend to anyone. I'd certainly be back again. This place was a little hidden gem to me.

Stayed there for 1night, the room I got was pretty big and clean, with a nice size tv. breakfast was also nice, there is free wifi and parking and the person who greeted us was very nice and chatty. the only bad thing was the smell of the cooked food in the morning that went all the way up to the room.

Stayed here for two nights 20th of September. We were staying in the apartment next to the main house, first good point paid for a room and got a apartment. Owner was very friendly allowed us to use the office computer to print our flight tickets on the Sunday morning.
Contrary to those negative reviews we found the breakfast very good as much bread,toast and cereal as you can eat. Staff very friendly and accommodating. Apartment very clean the bathroom looked brand new. All linen was clean and we know this because while we were staying the owner removed linen from the washing machine in the apartment and it was on the line at the side of the house when we came back in the evening. Location was excellent, good bus service only £3.70 for a all day any route any bus ticket the only time we used a taxi was on Sunday morning due to bus service being every hour. Bus only took 20 minutes to get to the city center. If you expect 5 star then stay in a hotel for twice the price in the Europa you get what you pay for. We had a really good weekend and will be returning. The reason we gave 4 not 5 was that the pillows need changing they are too thin

I Got a cancellation room . Price was excellent compared to some of other guest houses. Room was cheery but could do with a paint. Breakfast ...good. Lady hostess was kind and interested in our travels. overall good value.
