This was our 3rd stay at the Philipburn and we were greeted by the owner/managers as valued returning guests. Our last 2 stays included bringing our dog and on both occasions we were allocated one of the Lodge rooms which were outstanding for our needs (where else could you wake up and see sheep 10 feet from your bedroom window!! - only downside to this was having to keep the French door curtains closed so the dog didn't see the sheep as well as us!!!!)
Breakfast is always excellent - my husband loves the kipper with lime marmalade! and on our recent stay we ate in the hotel bar for 2 evenings (dogs are allowed in the bar) but only wanted something very light as we had been 'grazing' throughout the days. The owner Marie didn't bat an eyelid at our strange request for 3 starters between the 2 of us - 2 savoury and the melon fan with kiwi, strawberries and raspberry sorbet for a healthy light dessert!! This was absolutely gorgeous.
We have a friend who lives in Selkirk who we visit fairly frequently so will definitely be back at the Philipburn

Very nice hotel in its own large property. Excellent accommodations but too many stairs for us elderly people. We had asked for a room in the lodge but were put in a room on the upper floor. I would stay there again but only if I had a ground floor room. Like many old buildings, it has too many stairs.

Dear Friartuck1943, Thank you for your review. The Philipburn sits in its own grounds and enjoys a peaceful and quiet location with rooms in the main house and in the garden. I apologise that your request for a ground floor room in the garden was not met and you were accommodated on the first floor of the hotel. We appreciate that not all guests can manage stairs on a daily basis and we are sorry if this made your stay difficult. We hope this does not deter you from a return visit next time you are in the Borders.

Just had a 5 day stay at Philipburn and we were very impressed. We stayed in a De-luxe room which was perfect for a much needed relaxing break. We loved the lounge area which was downstairs from the bedroom, a perfect place to unwind. The food was excellent with generous portions (sorry we never managed the biscuits and cheese girls!) Sitting out in the garden on the patio for dinner was memorable as it was so tranquil and quiet. The staff were really welcoming and nothing was too much trouble for them. A superb stay in a great location for touring the Borders. We would highly recommend a stay here and we will certainly return.

Room Tip: We would recommend our De-luxe room. Number 9 Roxburgh.

The price for our stay, during the Scott clan reunion, was double the usual rate and when I arrived and added my wife to the reservation the extra breakfast cost us $60 a day. The breakfast was not worth $10 much less $60, as sunnyside up means hard cooked eggs. Our room also had a dangerous narrow circular staircase from the upper bedroom to the living room/bathroom. Not easy for a senior in the middle of the night. I live in Orlando and we have a law against price gouging tourists. Not so in Selkirk. 3 nights in this average room was $1000, same as 3 nights at the Waldorf Astoria Cally in Edinburgh. Shame on the management.

Room Tip: Get a single floor room unless you can climb a tiny circular staircase

Dear jgscott, You booked via the Best Western extranet a fully flexible tariff for 1 person in a deluxe twin room. On arrival you informed us that the room was actually for 2 persons therefore the tariff was amended to reflect double occupancy not single occupancy. We appreciate our split level rooms do not suit everyone and you were shown an alternative room without a mezzanine floor and offered this but declined to move rooms.

Stayed for two nights while exploring the borders country. Located slightly out of town in its own grounds thus offering a peaceful stay. We did book a superior room which is superb but is on two levels, the bedroom being upstairs while the bathroom is downstairs. As my wife is a frequent visitor during the night, we felt that this was not ideal and asked reception if there was any chance of changing which was done with no fuss. The restaurant lets things down a bit, as the service is quite slow because the staff disappear for lengthy periods as they appear to be doing several jobs at once.

Room Tip: The superior room we were offered was split with a living space downstairs with the bedroom upstairs...

Our family stayed recently in one of the little cottages that they have onsite and it worked absolutely perfectly for us. With a 2 bedroom house, bathroom and convenient kitchen, it was a total score for us. It's way too pricey to get 2 hotel rooms, (as we have a toddler) but this really had it all. Breakfast was also included in our stay and was absolutely wonderful. The owner checked up on us a few times to ensure that everything was ok and this was really impressive. Whenever you have "onsite owners" you are almost guaranteed a lovely experience....and we did!
