Fantastic location. Very central with lots of places to eat and shop within walking distance.

Our room smelt of smoke when we initially entered the room but was soon fixed with the window open!

Like many other reviewers, I have to list similar problems, which is always a sign that management is indifferent. Firstly -- there is no air-conditioning or ability to regulate the temperature, so we had to open the window. Thereupon we let in all the traffic noise (well as much as Dundee can provide). Staff were really friendly and helpful after we inadvertently booked a standard room and asked for a twin bed in the special instructions. ("You should have booked a twin", I was told. "But isn't it obvious that I did?" I responded, thinking that if you book a standard room and ask for two single beds in that booking that this is the same thing.) Apparently not!
The breakfast was included, which I thought would keep teenage son happy. He decreed it 'okay'. I thought he was a bit unfair -- it was quite good for what it was. I'd probably only stay here again if I couldn't find a better hotel online, it's not one to which I would automatically return. But have to emphasise it's not because of the staff. I had limited interaction but all experiences were positive.

Room tip: if it's warm, ask for one away from the traffic

Many thanks for taking the time to review your recent stay here at the Holiday Inn Express in Dundee. Please accept my apologies for the issues you experienced during your visit, this is not indicative of the service style I expect , my team to offer.

Unfortunately the hotel does not have air conditioning which I am aware is inconvenient however often only required for two months of the year. A standard room booking is often the only room available to book when the hotel has sold all of a specific room type. On the night in question the hotel had no twin rooms and therefore a standard room allows the hotel to allocate a standard double, a request can be placed for a twin but not guaranteed.

I do hope this will not dissuade you from returning to the hotel, and both myself and the team look forward to welcoming you back.

Easy going relaxed hotel.
There are no frills in this hotel but the service is exceptionally good and quick. Check in and check out took a minute.
Breakfast was simple but we'll stocked on a continual basis. Used left luggage again really quick and easy.
Great views of the tay.
If you are looking for a hotel as a bade it is perfect, really good location too.

We recently spent a weekend at this hotel. Check-in was not a happy experience but I have to admit it was my fault for ticking the wrong box on my online booking. We were given a twin bedded room and I wanted a double room, even my Spire Elite membership did not help me with my request but as I said, it was my error. The front lobby is a bright and cheerful place and the adjacent restaurant is fine, with a good breakfast buffet. The staff were all pleasant and helpful after check-in. The room was disappointing, facing the main road which is noisy but during the night there is little traffic noise. The windows have a basic design fault in that only the bottom part opens, offering very little ventilation, windows should open at the top end when designed for such hotels which have NO air conditioning. We stayed during one of the very few hot weekends experienced in Dundee so the room was fairly stifling. I suppose the introduction of air conditioners would be unrealsitic in a city such as Dundee when hot weather is minimal throughout the year. The bathrooms are small, the mattresses were very soft and bouncy and offered little lumbar support. I would not consider staying here again in the future even tho the hotel is well situated within the city.

Thank you kindly for your review on your recent stay and most importantly your comments are valuable to us.
With your booking you had booked a Standard Room option which means we can allocate a double or twin whatever room type is available at the time of booking and it is unfortunate we were not able to allocate a double. The best option is a Double Room with Sofa Bed which would guarantee you this room.
We have fans available at reception which my team would have been able to provide to help with the temperature in your room as we do not provide air conditioning.
I am glad our staff were on hand during your stay.
