Although not actually on the Royal Mile, this hotel is close enough not to quibble.
Reception & check-in was quick & friendly and the room on the 4th floor was comfortable & compact, fine for overnight, but a little too small for an extended stay.
Directions provided by the hotel were not particularly clear and we found the recommended car park more by good luck than intention. The hotel discounts the parking fee, but it is still very expensive.
Breakfast was very good, the tea & coffee had taste & the orange juice & bread rolls were above standard for the usual buffet presentation.

We went for a couple of nights to visit the Christmas market and see the sights. This hotel was well placed to walk to the Castle, the Parliament, Princes street and all points in between. Hotel was warm and comfortable, bed was very comfortable, staff were friendly and helpfull and breakfasts were very nice.
Only negative was the traffic noise was very noticeable at night but then at home our bedroom is at the back of the house so we're used to silence.

Hotel rooms basic but clean basically everything you'd expect for the price. Bar area ideally set out and quite comfortable. Reception staff very helpful and co-operative.
Breakfast a bit chaotic, bit of a free for all but that could have been possibly the busiest time fo breakfast. Breakfast options quite a wide variety from cereals, yoghurts, fresh fruit, cooked food accompanied by juices, teas / coffees, water etc.

Room Tip: 3rd floor to rear of hotel nice and quiet.

If not driving the HIE Royal Mile is easy to get to. From Edinburgh Airport we purchased an Airlink Bus ticket at the kiosk outside the terminal (£6 return per person). The bus runs every 10-15 minutes and the journey to Waverley Station takes 30 minutes. The hotel is a 10 minute walk from here. We used the directions on the hotel site using Market Street and Jeffries Street which is the best route.
The Hotel itself is ideal for a short break where you aren't going to be spending a lot of time in your room. The rooms are a bit small but adequate, clean and with good shower/bathrooms. We found the beds a bit soft for our personal liking but still slept well in a quiet room overlooking the church.
Other reviewers have said the rest. Breakfast is well presented with a good choice although yes the hot option is only sausages, scrambled egg and baked beans. However, fruit, cereals, croissant etc are plentiful.
The staff are helpful and you are very near the Royal Mile with most things walkable within 10-15 minutes.

We enjoyed our stay at the HIE Royal Mile. The location is great, the rooms are clean, though small. You can't beat the free breakfast and Wifi that comes with the room rate. Service is very good and the front staff was very friendly. We had a room on the third floor overlooking the church so it was very quiet. Just heard a door slamming in the hallway a couple of times. I just don't understand why people can't close their doors quietly. This hotel is perfect for a weekend getaway.
