We recently stayed here twice in October. The room (suite 528) was exceptional, very quiet, the bed was fantastic, two large flat screens, ample closet, safe, fridge....and a view! In a very good location just across from the Balmoral on Princes street. Helpful staff with an amazing coincerge lady !!!! Loved it.

We were pleasantly surprised by the hotel. It is very handy for the station and princess street. The hotel itself has an interesting history, as it was the first large hotel in Edinburgh, and Charles Dickens stayed there. It feels like ti has recently been re-furbished in a very moder style, All the staff were very polite and helpful, jaust a you would expect in Scotland.

Room Tip: We were given a disabled room for some reason, but asked for a change and got a roon with a goodsize...

Stayed just the one night, but thought this hotel was amazing! Rooms are exceptionally clean and are modern, with countless little things from the free bottled water to the cookies on the tea tray!
Staff very friendly and attentive.
I stayed in the 3rd floor, room 327, and it was super quiet and you couldn't hear a sound from outside or from other residents.
Used the room service, which was a little in the pricey side, but worth it. I visit Edinburgh regularly and this is now the hotel I will always be using!

Everything was good but not great or excellent; one of the down sides was the offsite parking, very convenient location for Edinburgh things to do, fresh and modern, good bar area for later on. Breakfast was quite good but not as big a selection as I’d hoped for.

Stayed 2 nights last week. Perfectly positioned just at the end of Princes Street. We're told it has been open after modernisation 3 years ago but feels brand new and immaculate. 40" flat screen tv, free wifi, walk-in tiled shower, very good breakfast. Just a nice feel about the place which is clearly well cared for and well run. I forgive the hotel for lack of view from my room!

Just stayed for two nights in a standard double room, clean & comfortable. Staff helpful. Bar a little on the high side :(. Central would recommend.

Very impressed with Apex Waterloo. Beautiful building and interiors, large, comfortable bed. Very modern, large bed. Excellent amenities: hairdryer, shampoo and soaps, TV, free wifi access. Pool and saunas were a great way to relax after a day of sightseeing. Relatively quiet within the hotel, though noise outside from surrounding street was noisy with people leaving bar late at night.
Hotel is close to everything- less than a 15 minute walk to High Street. A few restaurant options nearby, but not many. Close to Princes Street Mall and tourist information office.
