Booked this hotel based on Tripadvisor reviews and was not disappointed.
Located a short walk from the Airlink bus service final stop in the city but just far enough away from the festival crowds to remain quite and calm. Room not ready at check in so given a voucher for free drinks while waiting for housekeeping - wife and I had just sat down in the bar when we were informed room was ready so no problems there...
Room was on 10th floor and spotlessly clean, modern furniture, king size comfy bed covered with pillows and cushions, large flat screen tv and dvd player plus coffee maker, fridge with complimentary water and snacks. The bathroom was large, fully tiled with separate large shower cubicle and bath, robes, slippers and enough towels. No heated towel rail or other visible form of heating in bathroom so I imagine it could get chilly in winter.
One grumble with room was the lack of storage space - wardrobe was tiny and we would have struggled if staying for longer than two nights.
The air con was good and lighting was good - all in all an excellent room.
The nightclub that other reviewers have mentioned as being noisy was directly below our room but despite the fact that it was open both nights of our stay we never heard a thing - maybe due to the fact we were on top floor.....
Breakfast was fine - staff seemed a little under pressure on the Saturday morning but they coped with a smile and food was good.
Used free £10 voucher for booking direct with hotel towards some room service food - this was delivered promptly and was of decent quality...
Cannot comment on spa and pool as didn`t use it - out all day and evening at Fringe...
We intend to visit Edinburgh again next year and based on this experience wouldn`t hesitate to book Apex Waterloo Place.
On arrival home realized I had left phone charger in room - housekeeping had recovered it and its now in the post back to me.......

Stayed for two nights, superior double room.
Have to match other reviewers in first stating that the location is excellent, 5 minutes walk from Waverley Station and Princes Street etc. Staff polite and efficient.
Room and hotel in general clean and tidy. Room on 8th floor so 3 floors above street level was quiet and comfortable. Nice bathroom of which key feature was a great shower.
Didn't do dinner here but the breakfast was OK, not a huge buffet selection and have to have a slight moan at having to pay £15 on top of the room cost to order anything cooked. Service at breakfast was pretty good.
Overall would certainly consider this hotel again if staying in central Edinburgh

Room Tip: Reception is Floor 5 so if you want a room above ground level, 6 or higher

The Apex Waterloo has an ideal location to visit the main attractions plus a wealth of restaurants, bars and shopping nearby. The hotel interior is very contemporary with luxury furnishings and decor throughout. Rooms were very spacious with large beds, flat screen tv's and the bathroom had both a walk-in shower and bath. The small swimming pool & changing rooms were also very clean and hardly used. The entire hotel still looks like new and everything is well maintained. Staff are very friendly and the breakfast menu featured everything you could ask for.

If you fancy a slightly upmarket family break or romantic weekend away, I would highly recommend.

I brought my mother here for her Birthday and the hotel was truly amazing. The staff were incredible. Really efficient and very friendly. Although we had a small mishap in the room, they went over and beyond to make things right. I would recommend this hotels to anyone wanting to visit Edinburgh. Although its in the main part of the city, it is still quiet and away from noise. I intend to return to this hotel when i next visit Edinburgh.

Stayed here for the Festival. Requested an upper story room as concerned about noise, and got a quiet top-floor room. Staff were exceptionally friendly and helpful, from receptionists to bar and restaurant staff. Breakfast was excellent. Bar was impressive, a good place to unwind as as good as any none-hotel city bar. We know Edinburgh very well and would choose to stay here again.

We have just spent 4 nights in this hotel and were very pleased both with the size of the room (a City Room) and the facilities. The bed was massive and extremely comfortable and the bathroom was great too with a gigantic bath as well as separate large shower . The staff were extremely friendly and helpful and the hotel was ideally located for all the fringe venues we visited, Our room was lovely and quiet at night unlike many city centre rooms we have had. It was a treat to have a comfy room to come back to each night and we would certainly recommend this hotel. Only drawback was that our window would not close properly but it was warm so it did not matter - to be fair we never got round to reporting it either and forgot to when we checked out so possibly the hotel staff do not even know about it.

We stayed at the Apex Waterloo for our first visit to Edinburgh. The location is excellent, pretty much across the road from the Waverley train station and easy walking distance to the Royal Mile, Edinburgh Castle and Holyrood Palace.

The hotel is modern and clean. Our room was located below street level, with a view of a building, and despite available rooms (online) the reception staff said they were sold out. In any case, the room was a good size, well furnished and clean. The bed was very comfortable and the room was quiet. Wifi was available in all areas we visited.

We didn't have breakfast in the hotel, however, the local cafe (Pep and Fodder) serves excellent cover and great, simple breakfast for a fraction of the cost with super friendly service.

I don't think the hotel was value for money, but the location and fairly modern amenities made up for it to a point.
