I would have liked to write a very positive review but the Apex Waterloo Place has issues that need to be resolved. The rooms are very nice but if the weather is warm to hot the air conditioning is not sufficient. The staff was very pleasant and tried to help us with the warm room but the AC system was the problem. They supplied a small fan but that didn’t get the job done. Also, the AC turns off when you are not in the room. During our stay breakfast & dinner were included. The breakfast was good but the included dinner has issues. The full menu is not available for those with the included dinner, just the pre-theatre menu which has 4 entrees and the menu doesn’t change. You end up having to order the same entrée again if you’re there multiple nights. The location is excellent. Close to the train station and just 10 minutes from the Royal Mile.

Thank you for taking the time to write a review about your July stay with us at Apex Waterloo Place Hotel and for providing us with such valuable feedback.

We would like to apologise that on this occasion your stay did not live up to your expectations, primarily due to the AC unit not cooling your room sufficiently during your stay. We did experience some incredibly hot weather for Scotland during July and appreciate that this will have had an impact on the temperature of your room. Thank you for bringing the issue with the AC unit in your room to our attention in order that we can investigate and take required action.

In order to conserve energy and reduce our carbon footprint our AC units do switch off if you leave the room and remove your keycard from the key slot – however we are able to provide additional keys to keep in the slot in order to keep the AC running whilst you are out ensuring a sufficiently cool room on your return – we apologise you were not made aware of this during your stay.

With regards to your comments about dinner all guests on a dinner inclusive package are welcome to dine from the full A La Carte menu for an additional supplement, should they wish to do so - again we apologise if this was not communicated to you at the time of dining. We will look to rectify this for future guests.

On a positive note we are pleased to see that you found our staff pleasant and breakfast good.

We do hope that despite the issues you have highlighted that you will consider staying at Apex Waterloo Place again in the future and we hope to welcome you back soon.

Booked a 2 night spa package for a birthday celebration and the booking process was very smooth (booked over the phone with their reservation team).

Arrived slightly early and left our bags at reception and went sightseeing, room was ready by the guaranteed check in time. Slight mishap in the pre-paid bottle of wine with chocolates (meant to be rose not red) but quickly corrected by receptionist who was very friendly and apologised and sent the right bottle up immediately. The bookings person mentioned there would be a birthday card in the room and asked for the name on the card but unfortunately it was not in the room when we checked in.

Spa treatment was amazing, one of us had the deep tissue massage, the other the hot stone neck shoulders and back treatment.

3 course meal at Elliots was included in the package and we had that at 5:30pm as we had reservations at the Playhouse at 7:30pm. Again, slight mishap when the maitre d' informed us we were booked in for 2 courses and we assured her it was 3 courses. Tried pulling up the email confirmation on my phone as their system was down. But after 5 minutes they had checked the system and apologised for the confusion. Booking notes informed the restaurant we had theatre seats at 7:30pm so they were sharp with their service which was great. Food was outstanding. Starters incredible.

Room was spacious with a bath and walk-in shower. Excellent bed and plenty of storage space.
One slight concern was the noise from the corridor everytime someone walked past. Could clearly hear the banging footsteps which slightly disturbed us in the early morning.

Breakfast room service was spot on, arrived steaming hot. Following morning we had breakfast at Elliot's restaurant and was outstanding.

One thing to point out is that all the staff are extremely friendly and professional which made the stay pleasurable.

Would definitely recommend staying at Apex Waterloo, location is very convenient, 2 minute walk from the train station.

My family of four stayed for five nights in June on our first trip to Scotland. Our stay was split into two parts: we stayed two nights, left for three nights in a cottage on Skye, and then returned to the hotel for an additional three nights. I have rarely encountered so friendly, accommodating and helpful front desk staff.

The staff at the hotel allowed us to store two large suitcases with them when we left for Skye, so that we did not have to take all our luggage on the train. Our daughters arrived back in Edinburgh on an earlier train than my husband and I, and were allowed to check in without us, even though they didn't have a credit card. This accommodation by the hotel staff made it possible for my daughters to go to Edinburgh Zoo Night without carrying luggage with them, and allowed my husband and me to spend another half day on Skye.

I had followed the advice on Tripadvisor to ask for rooms above the fifth floor. Over our two stays, we were in four rooms on the eighth and tenth floors (two twins and two doubles). The rooms were all very comfortable with comfortable beds and excellent bathrooms.

I had chosen this hotel because of its proximity to Waverley Station, but we were really pleased with its proximity to Leith Walk and Princes Street and how easy it was to get to other places in Edinburgh, either on foot or using Edinburgh's excellent buses. We plan to stay here again.

Rooms are nice enough but really hot. Air con doesn't work bad windows don't open properly.

Room not ready on arrival. They said they call me when if was. They didn't. Several hours later when I returned they said it had been ready for ages and if was my fault for not checking.

This was one of several inducers of indifference/rudeness. First and last stat here. Will be back to Glasshouse in future.

The hotel is very clean, stylish and modern, with very comfortable rooms in a location that's hard to beat for access to Edinburgh's main attractions yet avoids the noisy of the Grassmarket pub scene. Delicious breakfast--plentiful, fresh ingredients, excellent variety. The staff was helpful and courteous. Would definitely stay there again.

Room Tip: Our room had a huge bathroom and soaking tub. Not sure that they all do, but it was a pleasant surpr...

Very good hotel, friendly staff. The breakfast is very good.
We just had a bit stressful experience with printing out a document. One computer in the business centre did not work properly and the second computer was not easy to use.

The room is very spacious with a lot of amenities. Another unpleasant point was regulating the temperature in the room. I was trying to set the temperature to a particular value, but the air conditioning system set it back to the default value of 21C after some time. Also, it was a bit cold in the bathroom.

Excellent location from which most of the sightseeing locations are within walking distance. Also, very recommendable: just few meters from the hotel is the access to the Calton hill, from which there is a amazing view on the city.

Overall, we had a very good stay and would recommend this hotel.

On arrival, I was a bit disappointed with the location, as we came into Edinburgh on the Airport Express Bus and it took about 8 minutes to walk to the hotel. However once here, I was grateful for its location towards the end of Waterloo Place (far end of Princes Street), as it was so quiet, with no traffic or pedestrian noise. To walk to The Royal Mile was about 10 minutes and to the Castle 20 minutes from the hotel. Walking to restaurants around the city took around 10 minutes also. I booked a King Room which was warmly decorated, had a very comfortable king size bed, good wardrobe space, a large desk area with swivel chair and an arm chair. The bathroom was large with a bath and separate shower and plenty of space to lay out toiletries. There was a large fridge and tea & coffee making facilities. Our Room 936, looked out onto other rooms across a void, so not a lovely view, but the three windows could open for fresh air. Staff were all very helpful, friendly and knowledgeable about the tourist attractions. Breakfast was excellent, with good service and selection of food from the buffet (11GBP's) and cooked options for an extra 4 GBPs. If you like Modern stylish Hotels with great wifi, you will like the Apex Waterloo.
