Location - good, near the shopping area.

Rooms - average size, clean, would need some refurbishment. Air conditioning is rarley working as it is supposed to. Warm water fluctuation. Wi-fi internet available - the login procedure is a pain; and so is the signal strength.

Breakfast - very poor. If you want extra, please be ready to pay 7 GBP for an omelette.

This is a lovely hotel. We got a very good price on a good sized room with separate bath and shower and all of the usual facilities. If you lean out of the window you can see the top of Carlton Hill otherwise the view is of Waterloo Place and a very grand graveyard but that's not a real drawback since the hotel is placed five minutes walk from the station, the airport bus, all the tour buses, the top of Princes Street and Edinburgh's two greatest pubs (the Guldford and the Cafe Royal). The bed was comfortable and the air conditioning/heating controllable. The room was quiet which is a big help. Breakfast is very much a cut above the usual chain hotel buffet with all hot food cooked to order. The Scottish breakfast is a fine example of a breakfast and will see you through the day. The menu also includes Eggs Benedict and Florentine as well as grilled smoked haddock, a real treat, We didn't eat in the evening but the hotel menu looked very good. The bar was quiet and not overpriced. One minor problem is that the housekeeping service rune to 6pm. Twice we came back to the hotel to find the room had not been made up but both times this was dealt with promptly and both times we were given a free drink in the bar. Given the state of some of the hotels in the centre of Edinburgh and the price they charge this was a real find.

Top hotel. Couldn't fault it in any way. Fantastic location, friendly staff, superb breakfast. We arrived at 8.30 am, drenched to the skin as it was bucketting with rain and our rooms were ready! What a result! Should also mention the beautiful spa area though this could probably do with the addition of a jacuzzi.
Overall, fabulous. Would definitely check out this chain first when booking another city break.

The directions on the hotel website were accurate to a tee. We got in after 10 pm and got a room on level 3 with no view. It was noisy until near midnight. Sounded like huge chains clinking around and street noises. It was ok on the second night.

The room is modern and toilet clean. TV is huge! I didn't receive any exceptional service to shout about.

Edinburgh is very walkable and we made it for the Hairy Coo tour and Sandemans tour in our 2 days. It takes about 15 min to reach the Royal Mile

Back for a long weekend and a night in Edinburgh to catch some old colleagues. Booked into this place on a good rate through the main reservation line. They were so kind right from the word go and reservation were so welcoming on the phone. One of (if not THE) best rooms in the hotel was lying vacant and we got a free upgrade on arrival to room 1005. As quality a room as I have ever had across the world and the bathroom deserves as much credit as the large brand new bedroom. Sitting in the bath looking out through the wall to ceiling windows over Edinburgh and all the way to the sea was fantastic. Extremely modern and a massive TV, comfy bed and all the amenities you would find in a top 5 star hotel. Breakfast was also really excellent - great cold buffet, magic Scottish Breakfast and freindly efficient service. We found time to enjoy the fantastic Spa and pool area which was calm and relaxing. Would have used the gym (looked great) but this was a relaxing stay. Check out was smooth and trouble free and they stored out bags till later that night. The staff were all so freindly throughout with nothing being too much trouble and a nice management presence which some hotels lack. As I said - great place - stay there! It looks great and works great - stylish, quality, friendly and efficient - what more could you ask for?

This hotel is fantastic, just 200 yds from the Balmoral, we stayed in a Duplex Suite room 841 it was amazing 2 x 50 inch flat screen TV and a massive double bed upstairs with the most amazing bathroom with free standing bath, double sinks and walk in rain shower wet room, it even had a seperate toilet downstairs. Hotel was spotless and the staff were very helpul and friendly really trying so hard to help in anyway. Breakfast was really good and cooked to order and room service excellent, the bar was well stocked and very nice as well.

Fantastic hotel. Very clean and modern. Lovely room with amazingly comfortable bed. Super walk in power shower in bathroom. Thouroughly enjoyed our stay here and will definately stay again, next time we are in Edinburgh.
