Previously stayed at Balmoral when on business trips to Edinburgh. Found a new hotel tonight!Fabulous food and rooms. Only 3 rooms but very spacious and very tastefully decorated. I will stay again ! Might even bring the husband next time !

We have just got back form celebrating our 25th wedding anniversary and stopped at this gem of a hotel for three nights. The hotel is well appointed at the start of this lovely Georgian terrace and is only a short walk to Princess Street. The rooms are of a five star standard and with many personal touches. Nothing is too much trouble for the friendly staff and as for the food in the restaurant this is not only of a superb quality the surroundings are equally as good. Can not wait to return and the only criticism is the restaurant is shut on a Sunday and Monday but this is reflected in the price of the accommodation for these nights. THANK YOU.

Room Tip: Cobbled street at the front so if you are a light sleeper choice the rear rooms that overlook a priv...

We stopped here for three nights over the bank holiday weekend, and it was a pleasure to have done so.

Our room was a great size, with a lovely big bed separated from a lounge area by a funky glass installation. The room was clean and well appointed, and the night's sleep was excellent on each night.

We arrived and departed at funny times in the day, but this really didn't seem to be a problem for the attentive staff. Breakfast was delicious, and served together with other guests, which was a friendly experience.

As previously noted, the restaurant is closed on Sundays and Mondays, and you really ought not miss it...

I read all of the lovely reviews on here and was expecting a very special trip to 21212. I loved the feel of the hotel but the service we received was not on par with what has been described on here. I thought the hotel was lovely, meal was inventive and an enjoyable but I found the whole experience rather flat. The rooms are expensive and I was expecting something more special to be honest. The rooms are nice, you wont find fault with the meal or its service, but nothing more to it than any other over night stay.

We were looking for a special place for our first weekend away without the kids and in 21212 we found just such a place. From the moment we arrived at the hotel after a short walk across Calton Hill from the train station everything was perfect. Friendly staff, a very nice large room and an amazing dinner the first night. The restaurant has a Michelin star and the meal really was an experience. It's worth noting though that the restaurant is closed on Sunday nights and it really would be a shame to stay here without trying it.

Many of the Michelin * restaurants that we know are sadly surrounded by arrogance and egocentrism!! It's all about the Chef!!! ..... NOT at 21212. The family dinner we had there was spectacular. The service was friendly, relaxed, but very professional. The balance of the food, (quality, quantity and presentation) was very well done.
We had the luck to also stay over. The restaurant is accompanied by 4 very beautiful rooms that are very well equipped and, for both my wife and I, made us feel really pampered.

Thanks for a great weekend. Rarely we repeat, because we want to find somewhere better. However, we will be back!!! It's now in my Top 10 (around the world)!!!!!!

Room Tip: Maybe there was a pillow menu, but we didn't see it.

what can i say...wow! 21212 is not just a meal, it is an experience from the moment you walk in the door. The staff are so attentive and will cater to your every need, a relaxing environment without the stuffiness that tends to go with award winning restaurants. The food and main topic of this review was outstanding, the homemade bread itself could sell this place. not to mention the extensive wine list and to die for millennium port. The restaurant adds to its quirkiness with all the finishing touches such as the cow milk jugs and the use of paper cups for coffee...(apparently it makes the coffee taste better..who'd have thought?)
if you are looking for something with character and surprises then this is your place, Don't miss out!
