Every trip we make to Edinburgh includes a stay at Dunedin. David and Irene are the perfect hosts, always full of information, great tips, and go out of their way to ensure your stay is comfortable.
The rooms are always spotless, the breakfast area clean and well appointed. We have yet to have a bad breakfast (and we've had a lot of breakfasts!).
The neighborhood is quiet yet within walking distance of the Royal Mile.

Charming, spotless, and friendly! What more could you ask? Only a block from the bus stop on Dalkieth Road, but away from the noise. Our host was so friendly and helpful, and he makes you a full Scottish breakfast to your order every morning.
We were there during the Tattoo, so of course the price was higher, but it was definitely worth it. The lovely breakfast room with bay window (geraniums in the window box) and fireplace was a delight. Bathrooms super clean.

We stayed here two nights in June. Lovely place with lots of character-great attention to architectural detail and decor. Breakfast was phenomenal and hearty! Our hosts were delightful! Was great fun as his name was the same as my brother. Gave us excellent restaurant recommendations. Royal mile was easily accessible by bus or short taxi ride. The view out our window was gorgeous. We would stay here again without a second thought,

We really enjoyed our stay at the Dunedin. Lovely, gorgeous house and hosts. Perfect for our family with 2 children. Got excellent advices for restaurants and plces to visit. Full scottish breakfast was excellent as well.

This is a charming, well kept and beautifully serviced guest house. It is located some 10 minutes by bus outside the main Edinburgh tourist center....perfect for my family of 3. Several times we walked to town (about 30 minutes) through a lovely park and other times we took a taxi. Our room was on the top floor, with a narrow second flight of stairs. The room, however, was very comfortable and filled with light. The furniture was very functional for a guest house stay and included two lounge chairs. The bathroom was also very modern and comfortable. Our breakfast was tasty and our host was very helpful. We did have difficulty with wifi on a couple of occasions, but it was not a big problem. Our 4 night stay at Dunedin Guest House was great and we'd definitely stay here again.

The sweet couple who own and run this gorgeous house made sure everything was absolutely perfect. From the pre-ordered cabs to the upgrade to the family suite on the top floor with the stunning views!!!! Utterly quiet in a classy neighborhood....it was home away from home!

Room Tip: The top floor family room is worth the cost for the quiet and the views!

Stayed here for 3 Nights with my partner last weekend, Room was finished to a high standard and perfect for our requirements. The property is on a side street so no disturbances to a good night's sleep, Breakfast was amazing Full Scottish Breakfast kept us full till dinner! David was very helpful and kept us right with regard to directions, bus stops and places to visit really nice touch of a map with places to eat locally tried and test by themselves.The location works out well too. It is an easy bus ride back into town or a 30 minute walk to the Castle. Owners took an interest in what we had planned and what we had done.

The Dunedin Guest House is a semi-detached Victorian Villa located on a large sunny corner with gardens and a lovely view of Arthur's Seat and Salisbury Crags. Built as a family home in 1882, the three-story house was divided into two homes in the 1950s and returned to a single dwelling around late 1980s. Sympathetically converted into the present accommodations, the house is a listed building and therefore retains such original features as a magnificently lit cupola that dominates the central staircase and gives the house an airy spaciousness. Other original features are the mosaic-tiled entrance and vestibule, ornate cornices and a spectacular plasterwork thistle ceiling in the breakfast room. Original woodwork prevails throughout the guestrooms, as well, with massive Canadian pine doors, paneling and dados. ... more   less
