After snagging the one tiny parking space on a nearby street for our car, we stayed here 2 nights with friends. It's a short and inexpensive bus ride (1 block away) to downtown so no need to drive and park, which I wouldn't recommend in any case in Edinburgh. The room was spacious and the view from out room over the rooftops nearby. Interesting. The bed was comfortable. The bathroom modern. Breakfast was excellent. Lots of choices from "Full English" to simple cereal and fruit. The owner was a typically very pleasant and helpful host. Scotland and England have lots of those. We stayed only 2 nights but our friends returned later after a trip to Inverness. The hosts allowed them to store their suitcases there. I'd stay here again if in Edinburgh. Our friends, who are going to a wedding there this coming weekend, will be staying there.

Room Tip: Second floor rooms had views of roof tops, which was interesting to me. I think we were in room 5 a...

I stopped in overnight on a business trip, and Dunedin House was perfect. The room was warm, a nice size, tastefully furnished; the bed was very comfortable; the en suite bathroom well-stocked with fluffly towels. The room was very quiet - the house is on a quiet residential street and there was no traffic noise. David was very friendly. I will definitely be staying at Dunedin next time I am in Edinburgh.

We stayed here for one night and had a very comfortable stay. David was very accommodating in allowing us to check in early to fit with our early train time and was very welcoming and helpful when we arrived. We were provided with all information we might need such as bus numbers and locations of bus stops and recommendations for places to eat (which we followed, and had a delicious meal at Blonde restaurant a short walk along Dalkeith Road).

Our room was spotless and comfortable with a great view of Arthur's seat. We were unable to access the wifi but this was of no great concern.

Breakfast was excellent, in a beautiful breakfast room with further views of the hillside. Lots of choices of food and drink and just the right amount of attention from our host - always available but never imposing.

Would definitely recommend!

This was a 4 day break for us.Enjoyed our stay perfect clean and quite room.Good herty scotish breafast.David carried our large bag to and from our room , he and Elaine were perfect hosts nothing was too much trouble.Very helpful with our days out and how to get there.This made our stay perfect even the weather was good to us.

We had a great stay at Dunedin House., the room was spacious, well appointed and meticulously clean. The location is good with frequent bus service just around the corner. David was a great host , somewhat shy/reserved at first; he warmed up and was quite charming and always very helpful. The breakfasts served in a bright and warm room were perfect and my wife and I became addicted to their potato scones. When we return to Edinburgh it will be the Dunedin House for us.

Stayed two nights in mid-September. David was a bit dour and his wife was decidedly unfriendly, actually she was not present at all until my wife and I were leaving (we think that she was arguing with David!). Rates were quite high for the room/service provided. The upstairs room was noisy because of traffic; lots of space and very clean.

The location was good (bus lines). It would have been a more inviting stay if David had been a bit more friendly and helpful (e.g. not everyone has an iPhone). I would just say that there wasn't "engagement" with us; a minimalist-approach.

References to the friendliness of my wife and I, are not borne out by our numerous Excellent and Very Good Reviews, and so these remarks are both personal and incorrect - 93% of our reviewers cannot be wrong. This is much more about a couple who had the misfortune to be involved in a Road Traffic Accident, now quite traumatised, and who required to make phone calls relating to this. We provide a payphone at cost to ourselves for guests’ use, and so the references to not having an I Phone are made, quite maliciously, in our view.
The couple requested 2 separate rooms for single occupancy on a very busy weekend in Edinburgh (Friday & Saturday nights). We accommodated this most unusual request by providing 1 Double/Twin Bedroom En Suite and to help, made available our Family Bedroom for SINGLE OCCUPANCY at the same price (60% discount) – not at all high in Edinburgh terms for September. He indicated that his wife could not sleep at all, after their trauma, and they even swapped rooms on the second night as she said her room was too noisy.
To correct factual inaccuracies, my wife is not always involved front-of-house, being very busy with other aspects of the guest house. To think that there was some kind of argument overheard, suggests uncertainty about what was or was not heard. It suggests eavesdropping, as we would never dream of arguing in front of guests – indeed we rarely argue, having worked together in business for over 20 years and been very happily married a lot longer than that!!
Finally, we take much pride in the warm welcome we extend to the many guests who stay here, and the support and help we give to their many requests. Interacting with guests is a two-way process, and we do not accept references to dour and unfriendly – quite the opposite. Many people comment about how much they prefer the ability to come and go without the owners being around all the time.
We feel this couple had other issues of their own.

Twelve of us stayed, in 6 rooms, for the weekend of my daughter's wedding down the road at Prestonfield House. We were all pleased with our rooms apart from the fact that the single room was a bit too light at night due to a street light just outside. The breakfasts were lovely - between us we must have tried all the options and the choice was excellent. Our hosts, the Wrights, were welcoming, helpful and friendly. I would definitely stay there again.

The Dunedin Guest House is a semi-detached Victorian Villa located on a large sunny corner with gardens and a lovely view of Arthur's Seat and Salisbury Crags. Built as a family home in 1882, the three-story house was divided into two homes in the 1950s and returned to a single dwelling around late 1980s. Sympathetically converted into the present accommodations, the house is a listed building and therefore retains such original features as a magnificently lit cupola that dominates the central staircase and gives the house an airy spaciousness. Other original features are the mosaic-tiled entrance and vestibule, ornate cornices and a spectacular plasterwork thistle ceiling in the breakfast room.
